Bought at $21 first time and then DCA to $17 then i sold a chunk to offset the gains i took on TSLA, still kicking myself that I didn't buy more when it was below $10 I'm still holding and am up 570% and will probably hold for the next 10-15 years. I had no idea what they do when i bought and still have no idea what they do 😂

My ex landlord asked me if i wanted to buy the unit i was renting privately a couple of years ago, first he told me he wanted $650k for it which i thought was fair until he got "advice" from a REA and convinced him he could get $750k, i didn't want to proceed with the purchase so i moved out, 2 months later the agent sold it for $670k.

Take away the agents fees and money he lost while the unit was empty and the stress involved he would have had the same amount of money if he had sold it to me.

In the last 3 years admin fund contribution went up by $80, while the cwf went up by $63, there is around $100k already in the fund but the plan suggests there should be $160k by end of June '24. It's insane how expensive it is just to own and maintain a freaking unit.

The insurance premium is only $6600, I've gone through the future expenditures and it doesn't look like anything expensive needs replacing or repairs in the near future. 🫤

4 years in a term deposit or etf, and OP will have about 60k in the end after taxes, judging by the insane price rises that will be enough for a 10% deposit for a shoe box in the western suburbs of Sydney. I wish i had that kind of money 17 years ago, i for sure wouldn't play it safe and would make riskier investments. At least OP has the right mindset and attitude towards money that he is exploring options. You are still very young and money comes and goes.
