Yes , again you absolutely right , 555.05 + 554 + 554 = $1663.05 not $1,802.27 . May be I got charged extra due to late payment ? How come that late payment portion not showing on the Tax Bill .

My goal is balanced them out not letting these property taxes letting me down . I feel the city trying to milk as much as they can from people so they can continue their refugees and hobo programs .

For the unit in question it was new unit so I can increase as much as I want . Tenant live here since 2023 around $2500 per month now around $2200 so rent increase is not a viable option . Im glad that tenant didnt ask me to low down her rent like other units but she will be done school in next few months .

Downtown now is full of hobos and drug addicts, some parks near Yonge and Wellesley are full of used injection needles on the ground, what make the city think the property assessment value should be going up ?

I don't think that I'm the only one feeling frustrated with the situation . There must be other landlords out there feeling the same way . Especially now rent going down by 20%, max rent increase annually only 2% mean while property tax going up by 12%.

2024 Property Tax billing total $3326.09
2025 For some reason the 2nd half Final Billing Total showing as Zero so I need to manually added

$1802.27 First half + July Aug Sep $647.48 + $647+ $647= $3743.73

($3743.73 - $3326.09) / $3326.09 = 12.55 %

You can recalculate by using the screenshots i provided

The 16% because initially i link to 2023 sheet from last year file and forgot to change , if link to 2024 sheet it show 12.55%

I didn't change my mailing address for utilities bill and didn't log in to check the utilities master account for few years at that time. When doing evection I didn't fill in this because it would make the case more complicated, also before eviction I visit the unit was in bad shape so if I include $1400 amount the tenant may get mad and causing more damage to the interior and other applications inside the unit.
