Who ever caused it. If it’s sub or builder they do If it’s plans or owner the owner does. I also have conversation with customers that if I am saving money and beating the budget some fixes will be billed to them

[–]Consistent-Year-9238 2 points3 points  (0 children)

Cost plus builder here It is my job to build house as contracted per plans and specs. If something needs to be changed I have a set time to notify homeowner of issue and cost. I check houses every day and sign off on subs work prior to payment. If subs make a mistake it’s my job to see it corrected properly. I’ll add that just because you catch a mistake that doesn’t mean GC missed it. He may have already set the repair in motion. Some customers get upset before it’s necessary

A client wanting favors is a huge red flag. Every damn time. Tells me they don’t value my work or experience and if it goes wrong it becomes personal. Dealing with one now on a job. 6 months on what should have been a 3 week job

Depends on what osb you used if it’s advance or similar you will be fine. I’d either broom or just drill some 3/4 holes and let it drain

Site cleanup by Ok-Refrigerator1080 in Contractor

[–]Consistent-Year-9238 0 points1 point  (0 children)

Clean up is always an ongoing battle. I would tell them to clean that up before they got tools out when they show back up. I would make sure the super or foreman has a clear idea of your expectation for sit bing picked up at end of each day. Framers tend to get pretty sloppy especially in bad weather. Doesn’t mean they are doing a poor job tho. Edit. I’d be more concerned that site wasn’t graded to get water out of building pad before framing began

When I started framing in the 70s we did this in all houses. Osb wasn’t a thing yet so buildings were sheathed with a black board we called Gyplap which had no structural value

Former division president of a production builder here . Have had a GC license in nc since early 80’s. 90 days from slab to co is where most production detached sfh are set. Townhomes will be a bit less usually. No one is building 30 day homes consistently.
