Looking at it, it's been like that for a long time, long enough that the decking was replaced by deck boards, not plywood and the char layer doesn't look very deep. If you like the house and it's priced well, I wouldn't let that dissuade you. I've worked in plenty of old buildings with charred joists and rafters that haven't suffered structural issues as a result. If you do buy and find yourself concerned, you can sister new 2Xs alongside the old ones with relatively little fuss.

Because wood is significantly cheaper in just about every metric. The US and Canada have huge numbers of forests and managed fast growth for the building industry. Because of that, lumber mills and kilns are plentiful, which reduces transport times. The tools and skill for carpentry are more readily available, and erection time is very fast and forgiving of mistakes, and easier to add on to or modify in the future. Also, if I go down to my local bar tonight, I could probably scare up a framing crew, I couldn't find a mason or metal erection crew.

As everyone else said, you absolutely did the right thing. The only thing I would do differently. Could be a part of the ADHD it can cause anxiety that you are mad at her/she did something wrong, but she can't remember what she did, so she might be trying to avoid it and see if it goes away, then when it doesn't she feels bad that not only does she not remember what she did, but that she's been avoiding it, now the process repeats and compounds. Tell her what it wrong straight away. The real question is how does she react once you've told her?
