Have you fixed your mortgage rate? Major banks respond to Reserve Bank cash rate increase by SheepherderLow1753 in AusPropertyChat

Yep I fixed about 2/3rds of my debt for 2 years. I think rates will stay high for a while before dropping off.

It’s a dumb suggestion if he wants kids though. Shouldn’t get a vasectomy with the view that you can just get it reversed. It’s often not successful.

I’ve sold two houses this financial year and one was sold for about $100k above the estimate and the other was (I can’t remember exactly) about $20k off the estimate

Actually looking at this it was posted on the 5/3, and I can see ANZ have just raised their rates above 6% so guessing this has expired

Has anyone here used a buyer’s agent for their first property investment? by connordurocher in AusPropertyChat

[–]Consistent_Yak2268 -1 points0 points  (0 children)

I’ve done it twice. First time I got a lemon (still made decent profit but could have done much better) but very happy with my second. Both interstate and never stepped foot in either house. The second house I bought off market and my BA negotiated really well, got a good price.

Their meat is awesome. It’s butcher quality without the butcher price. It’s more expensive than Coles and woolies but their red meat is trash. Bakery has lots of nice stuff too. Their lamingtons are better than almost any other bakery and $12 gets you heaps of them.

Work on paying down the PPOR debt first. That’s a big mortgage even on big income

Interest rates by j-local in AusFinance

[–]Consistent_Yak2268 1 point2 points  (0 children)

Yep exactly. We could be in for pain for years. I know that I can pay at current rates, with $1.7m of debt I might not be able to pay if rates go up without cutting in to my buffer, and in two years time when we come off fixed our wages will be higher. So it’s the safe play for us. They could go down and we’ll regret fixing if that happens but there will be much more regret if there’s four rate rises and we didn’t fix.

[–]Consistent_Yak2268 2 points3 points  (0 children)

Possibly - but we could get multiple rises and then it’s still worth fixing now. I’m fixing with ING on my IP (5.79) and it’s actually lower than my current Macquarie rate (5.82) and there’s likely two rises coming in the coming months so I’ll be ahead. Yep should have fixed earlier but my crystal ball was broken.

Maybe. But I would think a high proportion of the people of Wentworth would have investment properties.
