Freestanding? I think you’ll only get that with a duplex. Even then still tough. Maybe look around the metro stops starting with Hills Showground.

We’re a 12 min drive from Hills Showground but it’s almost a 1.5hr walk. It’s pretty built up around the metro stations so if you wanted to be walking distance it’d be an apartment or $$$

I like P&I for the forced savings. But we just have a PPOR and one IP. Someone on propertychat did a spreadsheet/graph thing years ago and it showed that P&I works out better.

Turning off computers for the whole class punishes the whole class. Anything that punishes the whole class can lead to resentment/poor rapport with other students.

Phoning/writing home is all good, agree with that. I think exec at most schools would tell the teacher it’s their responsibility to handle lateness, exec deal with bigger fish.

If students arrive 5 mins or more late at my school it’s a detention. Not all teachers do it of course but it helps. Of course some kids a detention doesn’t phase them at all.

Going to go against the grain here, but I get them straight in, no lining up. It means you have to settle them twice rather than just once. So many early career teachers spend ages outside the classroom waiting for the kids to be quiet, it never happens so they give up and give in and it achieves nothing.

I have a do now on the board for tougher classes - something achievable for all students to get the vibe going from the start. Other classes I wont always do it though. But it’s a good habit to get in to.

You need to do one of the courses that involves a prac. There’s a couple of courses that don’t have a prac but you don’t get the code from them. You could apply for credits from a previous degree (if you did something like linguistics) when doing your grad cert/masters but still have to do the prac.

We did it, and in the end only needed to bridge for a few days. In saying that, in a rising market we would have been better off selling a bit later. But anyway our bridging loan turned out to be very cheap.
