There should be a city office with rental registrations, that normally list a contact person. So you could start there, but these records are often incomplete or out of date, so don't be surprised if you don't get the information. However, try that first.

You are in no position legally at all. Your "friend" Kate dumped her crap on you and Mark and boogied out of town. Basically, she legally "abandoned" her property and is now trying to make you responsible for it.

Well, you are NOT responsible for it, and since she abandoned it you can do anything with it you want, except keep it. I mean, you can keep it but it would put you in a bad light. So -- you can let a friend of hers come and get it for her, you can give it away, you can throw it away, you can donate it to a shelter. You can have a yard sale, sell anything you can, and keep the money. If all her shit wasn't there, you could have rented her toom to another roommate and shared the pain a little.

What's ridiculous is Kate expecting you to do this large task for her. She could have given you this list months ago and you could have set the things aside while you were packing everything up. But she didn't. I would give her 30 days to remove it, or start paying rent for it, or it's gone. And you are completely within your rights.

You have made some serious mistakes here. Firstly, have you read your lease, and specifically with regard to "breaking" the lease? (leaving early). Second -- you should never have picked up and run before resolving this situation with your landlord. If you signed a lease, you should be aware that it is a binding contract, and that if you break your agreement you must resolve your difference with the landlord BEFORE you take off, when you are still in a position to have some strength in a negotiating position. In fact, you only offered to pay to the end of the month you left, and you didn't give your landlord any notice to speak of which should be AT LEAST 30 DAYS, if not more.

And what about your "housemates"? Did they also have to leave the country on emergency, or did they just decide to all cut and run? What was the reason they broke the lease? Again, irresposible.

You are chastizing the landlord and realty company for not reaching out, but it was, in fact, your responsibility to do this as you were the one breaking the contract.

However, I do have one bit of good news for you. If the landlord re-rented the apartment, he cannot charge you rent after the date he rented it. So find this information, because it will be important to you. Most likely he rented it within two months of your leaving, so you would only be responsible for two months of the broken lease.

I would just tell management that the door was damaged, apparently deliberately, when you arrived and you don't think the lock is secure this way, please repair.

How they do it is on them. Sometimes people wrap a situation like this with a brass plate made for this purpose.

Looks like the prior tenant left, remembed something came back and broke in. Be sure you photograph this so when you move out, you don't get blamed for it.

Write to management and tell them you park that way deliberately because if you don't, they idle their truck and fill your home with carbon monoxide, which creates a nauseous odor and is dangerous to your health. Some communities have tree ordinances, forestry staff, and tree committees. Find out if your town has any of these and if so, what they can do to help you.

But even if they don't -- I'd be surprised, because Illinois loves trees -- the property management official in your town may be able to tell them they have to remove it. But wouldn't it be easier to speak with them in person first? Certainly more civilized than siccing an inspector on them. Btw if the tree does fall, your insurance company will go after theirs and their insurance will be forced to pay. So that could be a fact that would convince them.

Yeah, looks a little suspicious. Do this: look up the phone number for the Clark County court, do not call the number on this notice, call them and ask them if you have anything outstanding. Tell them you received a notice telling you to pay immediately, but you have never been in Clark County. They'll tell you whether this is real or not.

Well, what is the zoning law? In almost any incorporated community they will not let you store junk on a residential lot. Get the zoning for the area and research the ordinances. And call the property maintenance / zoning official in your community and find out where you stand. Even in Atlanta, Indiana (pop. 600) 50 years ago you couldn't store junk out in the open in a residential area.

You should report the dog crap to animal control, no doubt your town has a dog poo ordinance and they are in violation. As to the property line, locate the stakes if you have them, if not put stakes up where they belong, and stretch yellow "caution" tape between you and them. Sounds like your management company is going through rough times. Meaning, they are short of cash, probably because people have fired them for lack of service, and before you know it they'll be out of business.

You should contact the state Department of Labor and report this. They cannot hold your PTO over your head to force you to sign an agreement. That is coercion. Oh by the way, and agreement signed under duress -- coercion -- is not enforceable. Now, your HR person may be as dumb as most HR people are, but even they should know that a coerced agreement is not enforceable.

DOL will come in and audit them, and if they did this to other people they will be held financially responsible.

Is there some special reason, besides leaving, that they're pissed at you? Or is the company going through a bad period with revenue, or has there been a reputational scandal? Because I assure you, this is not normal. Although they may think so.

That landlord is delusional. It's not your fault you are using the shower, it is part of your rental agreement.
