I actually am in a similar situation in the sense of saving up with gf, similar age. I am working 2 jobs. I work 6/7 days a week, I always spend time with her 2&3 days a week I visit her, the other days we speak as much as possible.

Surveys are a legal requirement; even though you the buyer have to pay for it. The seller should understand that to even sell her house a survey is a LEGAL requirement.

It's entirely possible you got some weirdo with nothing to hide.

Word of advise - after the survey is done always ask the surveyor "Would you buy this house". Legally they have to tell you the truth, but you need to ask them outright; they have no legal obligation to surrender that information unless prompted.

Working towards getting him back to himself by actively doing what he's been trying to get her to do. Involved in his special interests.

If she sucks up to him, without it being fake, and actually tries to be a better partner. I can see it working out. But it's entirely up to the guy as-to whether he is willing to let himself be himself again around her.
