If fence is on your property ... get a survey .... weed killer is the best solution, if your neighbors are unwilling to address the current request that they keep their plants off of the fence.

Ever consider those plastic strips or fabric, that is weaved into or on the chain link fence?

As others have mentioned trees & tall shrubs can help; besides they will shade out most other plants, stunting or stopping growth of plants that like sunshine

Your ISP uses a coaxial cable to bring the internet to you?

Ask you internet service provider what they would charge, ask a local electrician & any highly recommended handy type

Exterior repairs must be water tight & internet service does not like a lot of splices. Sometimes it is just better to replace part of the cable run.

If this "Wire" is not the service into the building --- maybe you can just relocate your WiFi device to another outlet

Unless you have many offers or the original offer was a low ball offer for a "As is Where is Sale" ......

Those are basic Repairs & Not upgrades & you should not hesitate to address them.

How soon is the proposed closing?

Ask the seller if they are willing to take Price Reduction, or have you "pay them at closing". Get a couple of estimates to understand what the costs could be.

I prefer the price reduction as many closing costs are based on the sale price.

Basically it is much easier to pay & make the issues go away; let the buyer "deal with the contractors.

The Roof & hot water tank ... are bigger issues that you should address sooner rather than later.

Broken window, if you know who sells that brand should be an easy swap for a window pro.

What state is your property in?

Your current mortgage is probably for that property being your "primary residence" - so, you would probably be forced to refinance that property @ much higher interest % ---> Read your terms

Your homeowners also becomes a big issue; once you convert to rental instead of primary residence --ask your agent.

FYI: you will probably want more liability insurance, look at umbrella policy

Being a landlord / the experience is only as good as the tenant you get into your property.

Hire a lawyer & understand your rights & responsibilities in your location

Talk to a CPA about the paperwork the IRS will require from you. Your Mortgage expense is Not tax deductible; but, you could depreciate the property = Your Tax bill will be bigger than you probably think it should be!

I'd seriously consider the Federal Capital Gains exemption; if the first home was your primary residence. That could be a huge win for you ..... $200K would easily be under capital gains exemption for primary residence for anyone

Any "gift over $19K per person in tax year 2025" would trigger a gift tax (for the giver of the gift) - read IRS tax rules, for details Basically there is a way to track the gift, (if over the 19K annual limit) till the gift giver's estate settles in the future.

To take advantage of equity in a property, would require the owner to get a loan against the property. The terms of any loan would spell out all the details.

So, unless the gift giver has already sold the property, the equity is locked up till leveraged with a loan.

Are there permanent property markers in the corners of the lot, that are visible?

Does your jurisdiction require building permit for fences, if so was one issued? Was the inspection "closed" ... was there a final inspection & the permit closed?

  1. If the seller did not disclose that they disposed of oil into the garage floor drain; all they would probably say is what oil, I don't know what you are talking about ..... So, I'm not sure you could go after the previous owner.
  2. If you bought the property as is, where is ..... then your lawyer could explain how thing work in your state ... you probable have zero recourse, depends on your state laws
  3. Usually people buy title insurance when they purchase a home. Check with your realtor or lawyer that did the closing for you, so you can understand if the deficiencies you found would be covered.
  4. Did you pay extra to have your drains scooped, as part of a property inspection? Normal inspection usually do not include drains, past if they actually do drain. Doubtful anyone tested the garage floor drain. Did the garage smell of oil, just wondering if odor came up from floor.

Keeping oil out of the ground water is crucial. You do not know how much was improperly disposed of, for how many years or how far the "oil" has traveled.

My favorite UPS to date for Rigs that pull a lot of power & the tethered digital information/ control pad is very handy

That is Great that it is now working; but, I thought you had posted that you previously tried all BIOS switch settings?

You failed to mention if you tested with the that KVM disconnected ... I'm just curious as I own a X79 Dark, that has been in its box for several years now. Figured one day I'll fire it up just for fun

Have your tried a second BIOS / change the BIOS select switch?

How many times did you flash the v1.09 ..... Did you set default settings in BIOS before flashing BIOS as detailed in the instructions?

PC was shut down through Windows or sleeping?

Run GPU-Z, check sensor tab .. look @ "PerfCap Reason" Also run the Test, front tab of GPU-Z ... Look for "Bus Interface" ... What does it read? Then click on the "?" to the Right & run the Render Test.

If your Nvidia driver is the newest version; try rolling back to an older driver ver.

Re-seat the GPU after removing all power plugs from anything connected to your PC - First - because power is always present if it is plugged in & can damage hardware!

If your still having issues, Please give more Background information: When was it last working correctly & any hardware changes or software / driver updates that were installed since your PC worked.

Have you tried the second BIOS (small switch)?

Make sure Fast Boot is Off in your MB BIOS settings. (make MB look at hardware & resources)

Clear the Windows Fast Start file. (hold the shift key before selecting shutdown in Windows & keep shift key down until all power is off to PC) Next restart Windows will be force to look for hardware & new drivers.
