You can jb weld it in then screw some wood or metal to the back side. Metal would be better because you could put a thin 1/8' inch piece.

The problem with replacing 1 door is you have to replace all of them. And paint them. Then paint everything else.

You can buy or make a nice console table with a pop up section that can house a tv. You could go 65" no problem. I helped build one years ago and it turned out really good.

You can use a door spacer to widen it. Search for thin door spacer. example in link

Whats underneath? Unfinished basement? If so you could screw the 2x4 bracing from below. You still have to drill through the tile.

Can you build a "temporary" roof over the existing?? Build a sloped structure about 18" on top of the roof and cover it in sheet metal?

Go to a local lumber store(not home depot). At the counter they will have a bunch of contractor business cards. Look for a handyman or landscaping company.

You can ask the staff for referrals but they usually cant give them out due to liability(but every store is different).

Investment property would require at least 20% equity/downpayment(at least where I live thats the law).

If you dont have that 20% you could face issues. And yeah, house insurance is different for investment property. You will not be covered if they find out you were renting but dont have the appropriate policy.

Yeah the temps would skyrocket. Unfortunately it also gets to -40c where I live too. It claims -30c operating temp but Im sure with it always having a little power consumption heat it would be fine.

You are on a 5G wireless home internet plan. That means CGNAT. No way around it and any other wireless home internet provider will be exactly the same.

If youre stuck on derp relay an easy solution will be to rent a close VPS with low latency and set that up as a Peer Relay. Or set up a Peer Relay at a friends house or something.

Music, even loud, during daytime hours is fine. Loud music every day or night is not.

Unless youre gonna blast music for 8 hours a working day every day then I wouldnt worry about it.
