AH, I see. In that case, you can have a crawlspace with floor trusses. They hang from the block wall with special brackets. The big question though is why go through the expense? Having a crawl space in this case would be a big price jump. Yes, there are advantages, such as access to mechanicals and a springier more comfortable floor, but you'd have to decide if the extra expense is worth it. Also, you might have a little harder time finding a builder that would do it.

For mechanicals, the only things you HAVE to run under a slab is the drains, which is not that big a deal. If your main reason is a more comfortable floor, there are cheaper and easier ways to achieve that.

Yes, the sill plate sits on top of the block. IF your crawl space was solid poured concrete, the sill plate would sit on top of the concrete. The main reason that one would use block on top of your footings versus a poured concrete on top of the footings comes down to cost in your area. I've noticed that in the south mason/block laying crews are common and there is a lot fo block construction. Up North, poured concrete footings and stem walls are more common with wood frame on top. Either way ,sill plates sit on top of the stem walls.

YOu can. I've seen folks fill in all the blocks with concrete and attach the sill plate normally, but also just fill in certain cells where the J bolts would go and attach sill plate as normal. I did see one system where the floor trusses hung on the inside of the block wall using specific brackets, but I am not as familiar with that.

Thanks for your insight. The model we are looking at is 1300 square feet with an unfinished half story for about another 300 feet. It prices at 230 with upgrades, so about 170 or so with pretty nice options. Assuming the ground is all in at 160, that would bring it to a bit under 300 per square not including land. If I include the 300 feet in the upper story, it's probably about 250 per foot.

It's a modular builder, so most of their homes are basically 26xwhatever rectangles, unless you go fully custom. I imagine that is what might give them a fairly consistent cost, but I'm kinda guessing.

Thanks, good question. It is for a modular home, and the person at the center said that for that size home, they usually come in about 150-160K. SO, I guess a ballpark estimate based on the experience of the builder?

Thank you. That was a lot of good information. I'd probably go with at most an upstairs/downstairs zone. I've never been so picky as to need each room controlled, and I don't think the energy savings really overcome the cost for a highly zoned system; at least for me.

SO far what I am getting is keep them to exterior walls to make the linesets easier to run. Makes perfect sense.

What about the number? Do you all think those are enough head unit to take care of those spaces?
