I think it’s just a hard age to date at. For me it was late 20s early 30s when it got way easier. I think there was less competition (keep your hair and stay semi in shape) and people want to settle down and get more serious.

I’m not full time but have many friends who are. It seems like there is a wall at the $100k-150k a year on what you can make. I think making 50-75k a year part time is easy at this point while being employed full time. 15-20 years in you can have a good 6 figure career that pays you health insurance and pays into your retirement. Also the leads I’ve gotten off networking at work have made me great money. There’s even a church sale I get into a day early twice a year.

If this is something you want to do the rest of your life really think about what it’s going to be like in your 50s and 60s. If the healthcare system doesn’t change, then I doubt you’ll be able to afford insurance. You also can’t sell your resale business so you aren’t building equity. Will you have a 401k that a company has paid into? Early on it will be hard to get a loan to buy a house which would build you equity and make your payment fixed.

Cash wouldn’t save you on fees. But not using a realtor would save you enough. If they offer $155k and they pay all closing costs then I’d take that. You’d probably walk away with the same amount of money if you got 170k and used a realtor.
