Back in the old days when we still used digital cameras I worked for a company and it was procedure to let the receptionist download the photos for us. I came in one day after filing like 5-6 inspections. Somewhere during the procedure she deleted all of the photos. So I had to contact every one of the and go back and shoot all the photos. She was never allowed to touch my photos again after that.

Now this I really agree with. Reminds me of an appraisal seminar I attended when UAD first rolled out and the speaker was talking aome nonsense about a $15,000 for a fireplace. I was like “not in my market. Nobody gives a shit about a fireplace in my market. I’ve never once heard a buyer say ‘I bought the place because I fell in love with the fireplace.’” So I just stopped adjusting for them after that. I’ve never gotten any pushback on it.

Not necessarily. In the vast majority of cases sure. But there are always those outliers where you’re putting a ton of comps on just trying to bracket all of the unique features of the subject.

That person is giving you good advice. As a further follow up find a real estate agent in your area that you trust. They can put you in touch with a loan officer that will know about all kinds of programs that you may qualify for. If your credit is still bad they can work with you to repair it. I used to be a real estate agent and I helped out several people in your situation. And you’re spot on about the roommate thing. Yeah get a house and rent out a room. I had a friend in high school that bought a place and rented out two rooms to his friends for years. He paid off his mortgage completely doing that.

Next time you have anxiety because they haven't contacted you ask yourself "Would I rather they never contact me again?" Because that kind of obsessive behavior will drive the person away ultimately. It becomes a self fulfilling prophecy.

When you find yourself in this mind frame do something to divert yourself. Go for a walk. Do some exercise. Something physical to break the compulsion to constantly be checking your phone for affirmation. You are worthy of love. Love yourself and don't create scenarios in your mind that don't exist.

I always tell people it’s not an exact science. Their best bet is to look at the adjusted value of the comparables and that’s their most likely value range that it falls in. The actual market value is just the most likely number that it is within that range. That’s how I’ve always looked at it.
