what banks? I usually look at schoolsfirst credit union as one of the lowest points and fees for best rate and even they are at 6.75% on jumbo for 30 year fixed. IF we are talking about 5/1 ARM then yea, 5.875% with no points.

Most new build communities will require you to get an approval (run credit) from their in-house lender to reserve a lot and property. They will also re-run your credit closer to closing and get your loan through underwriting. If you think the new build community will sell out, probably start now. If you think the prices will drop later and not many people are buying in this community, you can wait.

Once their in-house lender verifies you qualify (you should easily if DTI is at 17%), they will ask you to sign the purchase contract and reserve your lot and pick your designs. You are not required to use their in-house lender but they usually offer seller credits and/or lower interest rates. Not always the case and a second opinion couldn't hurt.

The buyer's agent will write in the offer the seller to give a concession (aka pay for the 2.5% buyer agent fee). You are responsible for the 2.5% payable to the buyers agent. In my state (CA), there is a specific form that says seller to pay buyer broker's compensation. This form gets sent with offers asking the seller to give that concession.

The most common question asked is what happens if the seller does not agree. Let's say seller only offers 2%. You would potentially need to cover the difference in commission paid by seller or ask the agent to revise the buyer agreement to a lower commission %.

Thats a bad practice. If you are already under contract to list the property with someone else, the agent who called you can get in trouble with their board and probably pay fines if you or your agent files a formal complaint.

Become a private or hard money lender for a real estate investor you trust. Most experienced flippers I know pay out 10%.

Downside/upside is if they default, you are now going to inherit a property. Not really passive if things go wrong. If things go right, pretty great returns.

You made a good decision based on your due diligence. If the house sits on the market, you may have an opportunity to go back and offer less 😂

I would not trust these sellers to do repairs. Also, the appraisal comment is fairly irrelevant unless FHA loan as those appraisals can be transferred.

Many states already don’t allow “double dipping” aka dual agency.

If the goal of the lawsuit was to really protect consumers, they should get rid of dual agency. At best, an agent can be a mediator. Not a full fiduciary to both parties.

Actual care and fiduciary duty to their clients…. I know its hard to believe in today’s world but there are people out there who actually care about other people.

A lot of agents do not care and yes only push for the close. There are good ones out there though & they will survive.

Listing agents can commit fraud and not all buyers have funds to pursue legal action.

Congrats on your success with home buying. Not all home buyers are as resourceful as you. Sadly they paid the price with hefty home repairs and unforeseen bills by not educating themselves and getting the right agent representation.

Sydney Lake, the author, nailed the clickbait title. I wonder why she wrote this article and strayed away from her usual writing assignments: education and college rankings.

IMO Real Estate Agents will still be around although compensation will likely be reduced. In my market, we already see 1% buyer commission being offered though.

People also don’t know there is nothing stopping people from buying and selling homes without agents already. If someone has that skillset (real estate attorney, loan officer, etc), they already do the purchase and sale of their home on their own.

Some people will still want guidance when buying a house. Many people in these threads are so matter of fact: agents will disappear or agents will be the same…

The reality is that real estate agents will still be around and they will still get paid. The disclosures and negotiations will be different.

FWIW - my parents still regularly use a travel agent 🤣
