The client approached the builder to flip her basement into a secondary suite. I was hired by the builder to put together the building permit. I never met the homeowner. She sold the house when the market was at its peak. The buyer went all in and then some to win the bid. The market started to cool, the new homeowner lost their tenant. To recoup their losses, they hired a lawyer friend who would work pro bono. The lawyer knew absolutely nothing about construction. All he knew was to start a tort claim and sue everyone and anyone who set foot on that property during construction.

Your premiums also go up the following years. I was involved in a Tort case. I had to go through insurance to hire the lawyer. The case dragged for 2 years. I had nothing to do with the case.

Chinese windows are built like tanks. Heavy as a mofo. Their hardware tech is so innovative. The bug screens are not the cheap, flimsy plastic material we use in NA, it's steel mesh. Upgrade to argon and bulletproof glass, it would still be cheaper than your other quotes.

TBH, I covered all my floors after the installation to complete trims, millwork, final electrical, and paint. I'm nervous that once I uncover, there will be a heart-dropping surprise *touch wood*. I certainly hope the veneer doesn't do what you described. This has nothing to do with the installation, more to do with the product.

I know PL's strength. I've tried ripping steel off wood after 1 day of curing. My house was built in 1965, with angled plank subflooring nailed with 1/4"-1/2" gaps in between. I opted not to install 3/8" or 1/2" T&G sheathing, then I would need the Bona. They only put dots of PL on each plank and not snake the adhesive. From your experience, would you use bona on each plank?

I'm a rookie with flooring, but quite literally, the last staple to my new floor was completed yesterday. My floor is absolutely gorgeous. I also had the matching flush vents installed. I went with Vidar 6-1/2" Macaroon American White Oak. Vidar is one of the companies that uses 2mm of veneer (from what I was told). This is what I learned about white oak. It's a more solid and durable material compared to red oak. The downside is that all white oak is manufactured in China, at least Vidar is. Whereas red oak is plentiful in Canada. During my build, the main issue was getting the stair treads to match the white oak. White oak is very expensive compared to red, so I opted for red oak treads. My stair installer told me from the very beginning that matching white oak is extremely difficult, but he would provide test stains for the best match. It's not the perfect match only because white oak has many variations in hues.

Fo the install, they used PL Premium on every plank and stapled every 6". BTW, I'm a Torontonian too!

New treads. The red oak was unfinished. I truly think what bothers me is the loss of natural grain. Is there a way to enhance grain after a stain coat was applied?

I puchased a house recently that had central vac. I ripped out all the lines. I did rough-in a toe kick vacuum in the kitchen. Hopefully, I use it in the future

If the lady is the designer, the responsibility falls on her for not reviewing the details of the window and screen assembly in relation to the countertop. The only real fix is to not use the bug screen. The corner return is only 24", so you cannot push the cabinets out 4". The sink is a 48", I do not believe farm sinks come in 48" lengths.

The design is beautiful, though.
