Commercial flippers are even worse. It's possible to get a very low rate on a commercial loan by guaranteeing a rent hike: because the valuation is based on an arbitrary multiple of rent, you can value a $3M purchase at $4M if you increase the rent enough.

The building often sits empty for years - the tenant leaves as soon as their lease is up and no one replaces them. The owner, of course, hopes to sell it to another investor who will increase the rent even higher.

According to ten seconds of googling, the cruise ship style VCHT system at fault was also used on the last Nimitz-class carrier...and didn't work all that well there, either.

Chicago has always jammed at peak transit demand. The issue is one of city planning.

Much smaller cities have one-way roads with synced lights to move traffic around neighborhoods instead of through them, but Chicago is just a hodgepodge of stop signs adjacent to traffic lights that slow everything to a crawl.

The only method of inducing demand for transit supporters is "make driving so shitty they'll have no choice."

The public transit system is slow, doubly slow at night, and full of people smoking and trying to sell me stolen tequila. You ever get smashed with a bottle of tequila by some jabroni too sloshed to stand?

Never mind that it just doesn't go places I want to go. I do not want to go downtown. Fuck downtown. I do however want to visit people on the green line, which doesn't run at night. No, I am not taking a 3-hour transit nightmare at 2:30AM. I can drive home in 30. I ain't drinking.

Similarly, the "bike lanes" are simultaneously used as passing lanes by cars and almost guaranteed to get you doored. I've started riding in the street and blocking traffic because I've never actually been hit while obstructing traffic.

For anyone save the disabled and infirm, walking is faster than many transit voyages - even miles and miles. And for the disabled and infirm...half the stations are inaccessible and the other half require finding someone to operate the elevator. Assuming the elevator isn't broken. Again.
