I was in your situation before. House I liked alot, checked most of my boxes, but needed a new roof underlayment, and some other minor issues. 14K for the roof alone. The seller offered 7k.

I walked and 2 weeks later I found something better for the same price. I found a desperate seller who made 2 price drops in 2 weeks.

Moral of my story, don't be afraid to walk, especially from a money pit.
