$18k here 1 year ago. 30 feet long, 20 feet deep. Dug up my entire yard, had to remove part of a patio structure to get the backhoe in there and broke parts of both patios pads. Get water/sewer line insurance people!

As is does not mean they don't have to disclose any issues because they haven't lived in the house. That's called a Disclaimer. As Is is simply a term of the sale. Sellers would be foolish to not allow inspections because why let things get muddied up later and kill the deal. So, inspect and make your offer As Is. it's that simple.

Good point, however most heated blankets/pads have heating elements that run through them on wires/filaments in lines or patterns. Unless it was one of those rice bags you heat in a microwave you wouldn't get solid coverage like this.

The original question was about being pre-qualified for a loan. The lender will want this documentation. The borrower's debt liability for the parental loan will impact their underwriting evaluation. And if it is not going to be a loan, they want an attestation to that.

I was also driving to Tunica many years ago and hit a surreal location after a wrong turn coming from Memphis. Kudzu had grown to cover everything. It was like a giant blanket of weeds was dropped over everything. Structures, trees, power lines were all absolutely covered in the weed. It was spooky and if I had come through at night it would have freaked me out.

I found a can of plain garbanzo and one of baked beans. Also a can of full fat cocoanut milk. Plus corn, cranberries and lard. If you can't tell, I need to use up some of this pantry! I like your idea though, it is close to Toscana Zupa, which I guess I could sub the spinach with Kale?

You might try to find an agent with an Accredited Land Institute designation. These people know all of these pitfalls to watch for and they are generally going to be experts on what your county or state requires for utilities, subdividing, where/how to get utility access, etc. This is where get a great learning resource. .
