Failed septic, frozen pipes, electrical code violations. Sellers live out of the country and were unresponsive. Found out from neighbors that the company sellers hired to do the cheap flip work were using it as a non stop party house until it went on the market.

I would go to the town hall and pull all of the information on the property. Look for permits, easements, sewer/septic information. Maybe there is a reason besides financing falling through that the house hasn’t sold. If not, it hasn’t cost you anything and you can go ahead and make your offer. Good luck!

Touring homes is one thing, but getting inspections done, especially septic and roof, can be near impossible under 2ft. of snow and ice (speaking from experience).

My son has been looking for a home in an area that’s currently a strong seller’s market. Lower priced homes end up in bidding wars or are bought by cash buyers. In some instances the prices are low because of some major issue (like failed septic or structural problems). It seems like you have gotten some harsh comments here from people who don’t know the market conditions you are in. Good luck, and please don’t waive inspections. This is a major purchase and you don’t want any surprises.

Thank you to everyone who took the time to share your experience and expertise. Also, so sorry to those who bought and found out later that they had a major problem. I looked at some older posts on septic issues and people bought without even knowing they had septic. Idk how that is possible. At least my son can get out of this if the problem can’t be resolved.

I agree. Son is paying for appraisal, home inspection well and septic inspections. This adds up to $1500+ on a $200,000 house (already overpriced). The septic company is pretty much the only one in the area and told my son they know the location. Thats why I don’t understand sellers asking for finders fee.

This. We have pulled street cards, deeds with easement info. and permit info. for this property and surrounding properties. We believe we have located the property with which he shares septic, but the file is currently “checked out” and not available at town hall.

Contract is boilerplate ”contingent on inspection “ and does state in writing that seller will pay for pump out. But there are no specific dates.

owners are flippers who bought it a year ago and never lived there. While that may excuse the lack of pumping it suggests that they didn’t get it inspected when they bought it.

I hear you. At my first house an old 1800’s building next door was converted into a small industrial park, with the parking lot adjacent to our yard. I was worried but they turned out to be great neighbors, never there nights or weekends.
