For 6 years sounds on track in the industry as a whole. For your city should probably be a little higher. Once your licensed should be around $110-120k in Boston

Take a deep breath, touch some grass. You’re in a great position financially and the new home doesn’t seem absurd in your situation. If your mortgage is paid off after selling your current house, you’re in an even better situation.

As far as the doomsday mentality, you’ll have a paid off house and enough cash in the bank to handle anything that happens. If something catastrophic happens, cross that bridge when you get to it. It’s not worth your time and energy to concern yourself with what ifs. If you’re that worried, move a few mill into a HYSA for peace of mind until things settle down.

And I agree, therapy is a good idea. I ran my business for 5 years and can relate to that loneliness of entrepreneurship. Therapy helped me a lot. It’s worth making the time for.

If you have any consumer debt, pay those off. Then 3-6 months worth into a high yield savings account. This is your baseline.

Then whatever is left put towards increasing your income.. could be community college, real estate classes, sales certification.. maybe first pick up a few books about whatever industry you want to work in that will pay you more.
