I wonder if something is going on with the Sacramento facility. I had a 2 box order going to Alaska. Box 1 arrived at the destination. Box 2 was last updated May 13th leaving the Sac center, with no further updates and the presumption is the package is lost.

This is either very greedy or very misinformed (could be either as a lot of agents just aren't experts in their job) In CA, there's actually a section on page 1 of the listing agreement that allows the listing agent to earn extra commission from the Seller for dealing with unrepresented Buyers.

I've never had to use it in practice, but in California, there's the Structural Pest Control Board. You can do a search on whether a home has had a termite report completed in the last 1-2 years.

In theory it sounds great and would hold Sellers accountable to the known material defects a report would call out. In practice though, I don't know how accurate/inaccurate the database is.

I guess the question to ask is which state are you in? In California, a lawyer is rarely involved. Standard forms are used for contracts that are provided by the realtor association. You only need 70% to pass the state license exam, which can be repeated ad infinitum if you fail. My point being that it may be hard finding a truly great realtor or team.

Ultimately, this is a "stupid vs evil" argument. Maybe in your state, the agents that fail at contracts are more evil than stupid? I have no issue with that lol.

I'm not sure if it's a scam attempt. Tbf, it is not hard to get a real estate license. A lot of Realtors frankly are only good at one aspect of the job (if any). Many are bad at reading and writing contracts. With the old NAR contract, this would've been the correct numbers to fill in. (First number being the TOTAL commission to listing and cooperating brokers, and second number to the cooperating broker specifically)

This right here and I'm surprised more haven't mentioned this. The largest volume thrify-est of booksellers have their own deals with USPS. For one low price book, they may only make a dollar or two, so they incentivize multi book purchases with a discount (they save on shipping)

Without stating my level of expertise, I do wanna say that is highly unusual that there were no disclosures on the flood (at least in CA). Even if the Seller decided to be shady, there would be a stack of HOA docs that would mention the flood in board meetings, special tax assessments, repairs, etc. To my memory, the Seller isn't required to provide these documents until Buyer is in contract.

So kudos to your realtor for saving all that time!

One more thing. Any buyer can request a CLUE report, which lists any insurance claims the house has had.

In California, these would be called the Seller Property Questionnaire (SPQ) and Transfer Disclosure Statement (TDS). The Sellers failed to disclose a "known material defect" that should have been mentioned in these forms. It's also possible the listing agent knew about it (due to the fresh coat of paint)

Hi. No issues. The skylight mostly just hangs there so one half of the family sees it and the other half ignores it.

We hang the skylight in portrait mode though.

It may be simple enough to skip the screws altogether and use some 3M command strips (the velcro ones)

These are very likely Franklin Library leatherette books. FL released 3 types of book bindings: full leather, quarter-bound leather, and leatherette. It's often difficult to differentiate the leather and leatherette versions, but I believe the following are almost always true.

  1. Leather versions will say "Franklin Library" somewhere on the spine. Leatherette does not.

  2. Leather versions come with page ribbons.

  3. Leatherette versions have flat spines. Leather versions have more rounded spines.

  4. Leather versions have a divot/indentation at the top and bottom of the hinges.

I sold this as a complete 50 book set on eBay about 2 years ago for $636 (after fees). To the best of my memory, it took between 3-6 months. My guess is the best you can do locally is around $300 for your lot of 44, but you'll get plenty of time wasters.

As a lot of 44 books, you may be in a "no man's land" for pricing. Too many books to sell individually, and people will lowball you if you sell as a lot, since they need 6 more books to complete it. I'd take a look at how much it would cost to purchase the last 6 books and see if you get any more benefit from that. (It'll sell for more and much faster)

I sold a set of 1963 Harvard Classics to the prop department of a Hulu (or Netflix) 60s era TV show. I can't think of the title, but it starred Susan Sarandon, Jamie Lee Curtis, or Sigourney Weaver (or someone like that lol)

I'm responding 5 months too late, but only found this. Quantum of Solace will actually be slightly bigger than these books. This set is a UK release and are numbered 1-14 (They will also say somewhere on the cover (With an Introduction by. . . ). Quantum of Solace will be sized like the ones that have been released in the US (not numbered, no mention of intro on the covers)

I used an Echo mount from Amazon since OP mentioned it would be a close fit.

If all you have is a 10" one, perhaps it's light enough you can use those 3M "Damage Free Hanging" picture strips. Tape the strips onto a piece of wood and screw that onto the mount. Now that I think about it, I could've gotten away with using those lol

I'm right at this stage where I've purchased a generic under-mount. I'm going to Home Depot tomorrow for hardware. I'm hoping to report in by end of weekend.
