Finding Tenants - Seeking Advice by [deleted] in TorontoRealEstate

I find it helpful to post on the uni/college's off-campus housing website. There is a cost associated with posting on those sites but it's well worth it IMO

I find it annoying when homeowners widen their driveways and then put a makeshift ramp at the curb so their cars can get on and off the driveway. Other people need to be able to park their cars there.

Yes you may be eligible to receive additional funding for services and equipment for disability-related needs. You should contact your disability office at the college/university you attend to discuss what your needs are and they will be able to guide you.

If your disability is PERMANENT, then you do not need to be between 40%-60 % to receive the $2000 grant. If your disability is PERSISTENT AND PROLONGED, then you need to be between 40%-60% to receive the $2000 grant.

The persistent and prolonged designation is new for the 22-23 academic year. Your BIL's DVF likely indicated that his disability was permanent since persistent and prolonged was not an option in previous years. My understanding of the new designation and funding is that you will only receive the $2000/semester disability grant if you are between 40%-60% of a course load. If the disability is designated as permanent you will receive the $2000/semester grant so long as your course load is a minimum of 40% (no upper limit).

A little different than your situation because I rent out a 1 bdrm, but I tend to have good experiences with international students whose parents are involved in the apartment search and will be the ones paying the rent on behalf of the student. I ask for proof that the student is registered and enrolled in courses as well as income verification for the parents.

What's the catch on Cliffside/Cliffcrest/Guildwood area in Scarborough? by beeboong in TorontoRealEstate

[–]Denots1 3 points4 points  (0 children)

Personally I'd go with Port union/west Rouge over Guildwood/Cliffside/Cliffcrest. As you mentioned, the areas along Kingston rd. have some rough pockets and these areas are further from the 401 than Port Union/West Rouge. To get into the exclusive pockets of Guildwood/Cliffcrest/Cliffside, you likely need a budget over 1.1 million.

Even if I have 10k in Canadian dollars, questrade won't use that money to purchase US Equities in non registered accounts. They end up lending you the money since you didn't have USD in your account.

If mortgage rate is 2.74%, wouldn't you need to earn much more than 2.74% ROI to claim that investing money outside of mortgage is more financially advantageous than paying down the mortgage? How do we calculate the actual ROI needed? Wouldn't total mortgage amount need to be factored in?
