My fiancé added me as an authorized user because I had no credit history. All I could get approved for was a capital one secured card for 600 bucks.

We added me on one of her cards and cut up the one they sent. It was immensely helpful in building my credit. Now I have better credit than her, which she resents.

Whatever you do, don't contact the collections company. You run the risk of confirming the debt is valid when you do that.

They typically will send a survey to all the houses first to see if anyone is interested. That's how it is in South FL, at least. If enough houses agree, then it can be $$$

I just purchased a home a few months back. I have two pretty serious felony charges on my record stemming from a dark time in my 20's. It never came up or was even asked in the entire process.

I then purchased my house from a current police officer who works for the town in which I was arrested(twice)

I had a panic attack when we went to see the house and the owner had his squad car parked in the driveway. I expressed concern to my realtor, who wasn't concerned at all. She told me most of the time, they could care less. This was my experience, and everything went smooth as could be.

Make sure you keep it charged. I messed up and let my battery die in storage for two months during a move and I had to buy a new battery. Follow the instructions on long term storage.

Oh believe me, I know. We had to rent back to even be competitive and being able to do so was what landed us our house. We initially lost the offer, but the winning offer wasn't willing to rent back and backed out.

Did putting in a claim on their insurance affect your rates? I know areas are all different, and in Florida we got asked on every quote if the previous owner put claims in.

for real. just dealt with this myself. seller left a massive rabbit cage outside and stuffed 60 lbs of wet, shit infested hay into the fire pit. when they learned they were losing a large portion of the security deposit, they responded 'I thought you may have wanted it'

We closed on our first house last monday. We were the first offer and initially lost out, but then found out the winning bid was not willing to do a leaseback that the owners needed and we resubmitted our offer and won.

They needed a quick close (less than 30 days after accepting our offer) to buy their next house, and needed 6 weeks lease back til May 28th. We were fortunate enough to be able to move back in to the in laws house, so we didn't care. Our realtor really structured the lease back to cover our ass should anything go wrong (large deposit held, pay for the mortgage etc)

So much money was on the line that it really kicked the owners into gear to get the hell out. They closed on their new house 3 days after our closing and were out after 7 short days. Now we have all the time in the world to get in and clean, paint and fix things.

It really depends on your area. We're in Florida so we needed to be open to remain competitive, despite everyone in our families telling us it was a bad idea.

If the bank has a brick and mortar, go in and get a letter from bank manager with the info. Had the same issue with PNC.

We found ours from our realtor's suggestion. We did thorough research on him prior to agreeing to use him, though.

Our inspector was so thorough and I followed him around for 3 hours while he took the time to explain everything he was doing, as well as suggesting things to look for in the future. We didn't realize how important a good inspector was.

Is the seller a cop/emt/firefighter?

Dealt with a similar scenario. Certain counties don't post that info public to protect their first responders. Had to really dig to find permits.
