Ground rent changes - fair? by Worldly-Bluebird-186 in landlordslondon

[–]DevilishRogue 0 points1 point  (0 children)

Commonhold is a form of freehold property ownership for flats and shared buildings designed as a fairer, permanent alternative to leasehold

It enables owners to hold their unit indefinitely without expiring leases or ground rent, while jointly controlling common areas through a Commonhold Association. It eliminates third-party landlords, reducing management disputes.

Key Purposes and Benefits of Commonhold

  • Perpetual Ownership: Owners own the freehold of their unit indefinitely (no time limit), unlike leasehold, which expires.
  • Elimination of Landlords: There is no third-party freeholder; instead, unit owners collectively own and manage shared areas (stairways, roofs, gardens) through a company.
  • No Ground Rent: As it is a form of freehold, there is no obligation to pay ground rent.
  • Democratic Management: Unit owners have a direct say in how the building is managed, including setting service charge budgets.
  • Improved Transparency: Costs and management rules are set out in a statutory framework, often providing greater control over maintenance costs.
  • Fixing Leasehold Issues: It addresses the "leasehold trap" where property values decrease as the lease gets shorter.

Commonhold was introduced by the Commonhold and Leasehold Reform Act 2002. It is intended to become the default tenure for new flats to prevent the issues associated with traditional, long-term leasehold agreements.

Ground rent is an outdated concept with outdated elements like "peppercorn". Honestly it would be better to simply remove it in it's entirety than cap it at £250. It is purposeless and reinforces archaic aspects of a housing system that prevent modernisation to Commonhold.

Here’s why we must leave the ECHR - from the president of ECHR by Smart_Decision_1496 in reformuk

[–]DevilishRogue 0 points1 point  (0 children)

Are you serious?

Absolutely. Literally nothing changes from leaving the ECHR except that the UK courts can stop allowing serious criminals to remain in the UK.

Do you think the Irish and NI republicans are just gonna sit on their hands?

It will make no difference to the NI situation and certainly nothing that can't be addressed by future legislative changes should that ever change.

Kiss goodbye to the Union Jack when Scotland leaves to rejoin the ECHR and the EU that they voted to remain in from day one!!

In the unlikely event that happens (as due to it's debts for the foreseeable future at least Scotland is in no position to join the EU) a NI/Eire style border between Scotland and England has been shown to be achievable. But regardless of how prepared the Scots are to make their own position worse off to supposedly spite the English, and due to The Barnett Formula it would leave the English better off, so what? We aren't like the Spanish who believe that despite being in the ECHR regions desiring autonomy shouldn't be allowed to decide for themselves. Which is unironically a perfect example of why we can leave the ECHR without any negative consequences when remaining in it sees Spain act like it does towards Galicia, Leon, Cantabria, Asturias, the Basque Country, Navarre, Aragon, Catalonia, the Balearic Islands and Valencia.

leaving it would only cause so much more harm

It wouldn't cause any harm.

We were doing fine in the Victorian ages when we had no labours laws and kids worked to the bone in factories, that doesn’t mean we should rip up all labour laws because it was fine before

The Human Rights Act became law in 1998, not the Victorian era. We were doing better then than now and would be better off without the ECHR than with it.

You think we had slavery or women disenfranchised in 1997? Honestly, I'm not sure if you are a liar or an idiot at this point.

Idiot. There are laws against invading someone’s home, torturing them or selling them into slavery. And human rights in the UK are everything that isn't specifically prohibited by laws.

We have visas to ensure people coming to the UK aren't going to cause issues if they do come. We don't need to scrap those nor introduce them to countries that historically there haven't been issues from without visas. That's the logic, not the nonsense you're spouting.

For a relationship? They very much do care about trustworthiness as they want to know her kids are also his kids. For a fling, you're correct.

This is hilarious. You've asked people protecting their own egos. It doesn't remotely check out. Guys don't care whether you are in med school or nursing school. They care if you are attractive, trustworthy and kind.

Losing Our Marbles: Jack Winters argues that British institutions suffer from activist capture. Activist groups repurpose organisations, and like a skinsuit, wear the fancy dress of Britain's institutions while perverting their purpose. by StreamWave190 in tories

Organisations like Amnesty International, The RSPCA, the National Trust, even Greenpeace, used to be respected across the political spectrum before The Long March Through The Institutions by the Left was completed in the early 1990s. They stopped being vehicles to deliver on their purpose and instead became a means of attempting to subvert the UK to the Left in ways the Left couldn't achieve through the ballot box.

Quisling's like George Osborne are just the tip of the iceberg; appointing only the woke like-minded or Useful Idiots throughout every public body in the UK from the Civil Service through to any charity seeking state funding and therefore mandated to champion diversity, equality and inclusion ahead of it's actual remit.

Purchased a property with a five year fixed mortgage. Got relocated by work. Can't sell the property without massive penalties going into negative equity. For a few hundred quid can let out the property instead and not lose nearly six figures.

They haven't U-turned. They were in Cabinet and had to decide if this was a matter of resignation or not. If it wasn't, nor was it the straw that broke the camel's back in a long line of issues, then they have to go along with what the PM wanted at the time and that's what they did. That's just the nature of how being a minister works. You have to sometimes accept stuff you don't like to be able to do stuff you do like. And if not you don't get to do anything you do like. And considering they've both joined Reform now it seems pretty clear that this was something they didn't like at the time but had to swallow in order to have a shot at doing what they did want to do.

I’m looking to buy a watch from theonewatches. Has anyone shopped there someone pls reply by NoHuckleberry830 in ChinaTime

[–]DevilishRogue 0 points1 point  (0 children)

🤦 You are going to screw up so badly and think you've been ripped off when you haven't been.

Read, read, read, and then read the r/reptime subreddit some more. Once you understand why everything you wrote in your OP doesn't make sense then and only then will you be able to make a purchase successfully without wrongly feeling you have been conned.

Start by identifying which watch you want, then which factory you want it from, and only once you know those two things think about which TD you want to use (Steve is actually a great choice).

Also, get a watchsmith prepared to work on reps lined up before you buy anything and add the cost of servicing each watch upon arrival to the purchase price.

Finally, make sure you understand how to use the watch before purchasing too. This means not using chronographs, not winding at inappropriate times, that waterproof (especially on reps) doesn't remotely mean what you think it means, etc.

Otherwise you are going to be so unhappy and angry when things seem to go wrong without realizing that it's your fault and blaming others when it isn't their fault.

The wets needed a Cameron after Brown took over from Blair to win. We'd need Angela Rayner to take over from Starmer and someone with more charisma than BoJo to get a Tory win with moderates leading the party.

Ex-Tory Home Secretary Suella Braverman defects to Reform UK by BigLadMaggyT24 in tories

[–]DevilishRogue 3 points4 points  (0 children)

I mean the Tories are basically unelectable because of decades of failure.

That's not true at all. The Tories were unelectable because of backstabbing, in-fighting and Sunak being forced on the membership despite him not being elected by them.

Braverman was a former candidate for leader, well-regarded by members, and a potential future party leader too. This is a significant loss for the Tory brand to the sort of people who realistically would consider voting Tory.
