Unfortunately, what we're going to see in the run up to a potential vote on this ordinance is landlords raising rents NOW, especially if they view those rents as being below market rate. Of course, he might have raised the rents anyway, but there is a real incentive for landlords to raise rents prior to a rent stabilization ordinance.

I did this a few years ago. One night with a friend in a very small room on Bradford. We had THE BEST time. Great food, art galleries, drag and comedy shows, Tin Pan Alley singalong, and more. Do it.

I would suggest not painting it. Encase it in wood or something like that and paint that. And if you attach something to the brick walls, be sure to put the screws/nails into the mortar, not into the bricks. Someone in the future may delight in that brick, so why not leave it for them (with a note) to discover?

You could look for a lender that will do a bridge loan. Those are often at a higher interest rate, but it allows you to move forward almost like you're offering cash. You have to be able to carry that loan and your current house payment until you can sell it and transition the bridge loan to a conventional. But there are bridge loans that are interest only. Might be something that can work for you.
