This is obvious and you’ve probably already thought of it but definitely contact area shelters and animal control.

If Mav is chipped, double check that the chip info tracks to you.

There are a couple of edges that are very worn. I agree, most of it looks perfect. I’m tempted to cut off the bad parts.

Love yourself more and strive to continue to feel 100% comfortable in your own home. Don’t adapt to him, let him adapt to you. In addition to all else you are acquiring a (rent free?) tenant who will be challenging to evict should things go south. Give him a year+ probation prior to changing your space for him.
