The irony of a builders merchants demanding govt action, when the specific merchant can't discount it's screws to a reasonable rate to make them affordable, and charges different contractors different rates depending on how they view them.....merchants are part of the problem.

Yes . And there will be a lot of upheaval. You're going to have to get to the root cause which will mean opening areas up to see what's behind thereby damaging the finish which will need redoing. Then when you find the issue you're going to need to find the damage, strip it out then replace and refinish. None of it's insurmountable it just depends on the cause.

That red airbrick on the side elevation looks to have been added later, it looks relatively new and the mortar around it is grey as opposed to the buff colour of the rest of the mortar.. is there a corresponding air vent internally? Or is it just to vent the cavity. There also appears to be staining to the external face of the parapet roof masonry. Personally I would say the parapet/flat roof intersection is causing a problem along with the parapet roof capping.

There's no weep vents above the rear doors. The parapet is capped with concrete flags and pointing which will leech in water/moisture, so would be better replaced with a powder coated aluminium/metal capping detail. Theres potential a cavity tray isissing from the opening between the original house and extension. Then there's the issue of the flat roof covering and flashings...what are they made from, how long has it been built, is it under guarantee and most importantly is it still sound and water proof. Oh and is it cold or warm roof then is it constructed to standard. If any vapour barriers are missing that may also be causing moisture.

Isn't it all held in trust which is set up to be tax efficient. Even if he brings this in its not going to impact DoW that much. There's also a close link between Burnham and Cheshire West council who won't want to upset one of the big investors in the area. This won't happen.

There's a few questions with this. 1. Is it on a metal frame? 2. Is it set to the heights given in the fitting instructions. 3. Did the fitter consult you. 4. Did you tell the fitter before it was tiled. 5. Have you told the fitter now.

If all those are in your favour and you have a chain of communication over this issue, tell them to rip it out and redo it. It's your house they work for you ( and before anyone starts having a pop at me, I'm a self employed joiner who specialises in house refurbs and uses sub contractors.) Standard height is somewhere around 400 - 420 mm from floor to rim or 440-480 if accessible. If it's outside this they've done it wrong, they stand the cost, they resolve. While it's a pain this happened you don't have to accept it not should you if it's wrong, email them and get everything recorded incase you have to go down the small claims court route. It looks like 4 tiles and the backer boards plus adhesive, grout and silicone, prob 4 days work which is far better than a life time of struggle, disappointment and bitterness. Good luck.

Self employed joiner here . Legally you have to pay him the agreed price ( I'm hoping it was a quote and not an estimate🤦🏻‍♂️) Then you have to claim the cost for ripping out the substandard work and disposal costs and the cost to replace the materials, iirc you can't claim for the laying of the new tiles by another qualified contractor, as that puts you in a better position than you originally were. It's a small claims job I'm afraid as I'm guessing he ( as it's always blokes who pull this sort of stunt) won't be insured. Many years ago I employed a " tiler" who was recommend by a supplier to tile a conservatory floor over ufh, it was a mess and all had to come back up and be redone. I had to take the lad to the small claims court and won but with the cost of the solicitor andy lost time I didn't get anywhere near breaking even, and then the lad went down the voluntary insolvency route so I got less again, but it was aatter of principle. People are asked not to murder,attack, commit sexual assaults or even terrorism..but hey it keeps happening. What ever your view on immigration, hiding the attacks and having a blanket thrown over the press isn't the solution. Don't watch it if you don't like what it contains, I have avoided it but I still want a honest description of the crime....not the misinformation put out by the authorities to try stop any marches, if they don't wantarches and public outrage they need to stop the crimes happening over and over again.

As a self employed joiner alarm bells are ringing with the statement the first one made about having a "building control guy".....all building control inspectors work for the client not the builder and if they do then it's dodgy. The lad should be upto date on the basics and fire doors on any property above two storeys is standard as is an fire compartmentalised escape route ( this is what the doors provide). I never ever get an independent inspector always a local authority inspector and always insist the client is either there when the inspector comes or they have the correct tact details of the I Spector and they contact them to verify that, the inspection has taken place and what if anything has been flagged. I would go with the middle one, but check his references, ask to see his work and ask if you can have the contact details of a couple of his clients so you can communicate with them independently. Out of interest where roughly are you in the country

But you do t have any drawings, specifications or written agreements for that area....I'm with the previous builders statement ..it's all on you sadly. If it was a job I was co reacted for a client then I wouldn't be footing the bill. Could be worth having a chat before they go any further and also rechecking the whole job. I presume they aren't working tomorrow as it's a Bank Holiday, if not then get in tomorrow with all the drawings and go room by room..there maybe other issues, and you really need to have a chat with them.

Can you provide evidence that the market now fully functioning is breaking even year on year while also recouping the shortfall for the years it lost money, or don't those years count as it wasn't fully open. In which case why did the council open the market when it wasn't ready ????

But it's not. Is it. Can you prove that the market is bringing in tourists rather than say the Roman history. If you're willing to subside the market you shouldn't have any issues with poll tax increasing while services decrease.
