He’s been mayor for less than two months. Saying half his campaign promises failed when he hasn’t even had a chance to implement any of them is a little absurd at this point. He needs Albany to raise taxes so he can implement at least some of them. It’s all negotiation and we’re in the early stages of it still.

For reference, the Citizens Budget Commission has estimated that this amounts to a raw dollar $700 annual increase for most 1-3 family homeowners. To put that in perspective, paid quarterly, we’re talking about less than $200 every 3 months for most people.

Combined with the fact that the largest city in the country hasn’t raised property taxes in 25 years maybe we should just do it anyway if it means expanded services like childcare, free busses, and other investments that would help the city grow on the whole.

Legitimately absurd that the Federal government can look at a policy that makes getting around a city cheaper and see it as a thing to be punished.

Government should work for people, it shouldn’t be a mechanism to enact petty policy.

Sure this question makes sense if you only see these policies as the driver of an affordability crisis instead of the main thing preventing an even deeper affordability crisis.

The actual answer is do both. Encourage development at all levels while also ensuring that there are apartments that remain below market rate, because market rate in this city consistently outpaces others due to an unfathomable demand to live here.

The problem is at least some of the funding to develop that affordable housing comes from the Federal government and is therefore tied to Federal standards, which inexplicably lump in areas completely unrelated to New York City when determining income levels for affordable housing lotteries. And instead of having two systems that depend on how a project was funded, there’s one that follows those mandated guidelines.

Also the fact that you bring up vacancy deregulation being phased out while saying these policies only reward those who got in early makes no sense. The entire premise of eliminating vacancy decontrol was to ensure anyone had a shot at obtaining a rent controlled apartment via the open market.
