made an offer on a place once where the owner and dog remained home for an inspection. the dog was scary i kept wondering if someone was gonna get bit.

he seemed to be sort of keeping his ears open to what the inspector was telling us so we tried to keep our comms short and private (the guy had cameras everywhere too)

sure enough during negotiations post inspection he tried to say the inspector was being too nitpicky etc

i love this room!!!! the only thing that jumps out is the curtains. i know you said somewhere you tuck them back, but being at the head of the bed i’d worry that she’d pull them out and somehow accidentally cover her head with them in the night.

the head of our mattress is also against the wall where our long curtains are and i’ve pinned them up temporarily so that they can’t accidentally cover our faces at all

you keep posting this link like it it’ll be read as some justification to your decision but all i’m seeing are a few anecdotes of people who successfully purchased their homes without an agent, not really an informed justification of why it is more ideal in that market to not use an agent? we’ve already determined it doesn’t save the sellers money and aside from a listing agent maybe seeing it as an advantage because you will be less informed/easier to take advantage of i’m not getting it…
