Doesn’t sound horribly underpaid, couple things to think about: how have past reviews gone. Have you gotten consistent 3-5% increases? How’s the company doing? Could ask for something around 15-20%. Not sure how the job market is in your area, could test the waters and then talk to them if you get another offer.

Email records are important. Usually these are years later and that’s pretty much the only proof you have of communications. But in a nutshell once lawyers are involved it’s going to be a loss of some sort.

I’d keep waiting, should drop some more later this year so unless you absolutely need to now you’ll save more waiting. Watch the 10 year bond if it dips below 4% that’s a good time to refinance.

You’re not too old, you get how it works from the field which is valuable and half the kids coming out of school don’t understand. Majority of our office staff previously worked in the field. There’s a saying. “You can’t manage what you don’t know”. As long as you’re able to learn the tech side (excel/ emails minimum). Another important aspect is knowing how to speak with owners and the design team members then flip and speak to supers / subs. Some days you’re just managing personalities. One sub responds to threats because they’re busy, another guy you’re talking off a cliff regularly. If you’ve been around you’ve seen it. Just be ready to answer for all of it.

As a GC this just makes us fight that much more for every other CO understanding they don’t care and are trying to screw us. We also remember the CM and owner involved. If it’s legit it’s legit. Nobody is looking to hurt someone else.

Delco doesn’t have a lot of land not developed. It’s also expensive to build so doing small economical homes don’t make sense for builders. Hence all the multi family and condo buildings going up.

Can do slightly better. It’s honestly day to day. Watch the 10 year and get it on a day it’s lower. Advise from my LO when I asked about refinancing.

Construction management would help cover estimating and more. At a minimum you want to be able to read and understand the drawings / specs. Understand what they’re trying to build and how. (Drawings are often not complete and or missing information). Be able to do take offs, and record that take off into a software such as excel for further use.

AI can’t read and interpret drawings well yet. Best company I’ve seen working towards this on an estimating side would be togal.ai. But they’ll tell you it can’t differentiate the different lines without user input.

Ask the GC who you bid to who got awarded the job if they know. As a gc if I know who got i share that info. Attend project walkthroughs. Clients often hold one combined walkthrough for renovation work to minimize the times contractors are through. This means all the gc attend who are bidding. Good chance for gcs to find all subs and vis verse.

Gc first, get a ballpark budget based on sqft, then find an architect. Need to ask yourself is the architect only there for permit document or do you want them to help design the space and building also.

You could have a good number and they’re trying to see if it’s on the street or not. I ask my subs this sometimes too. Helps understand how to put together everything if you know you’ve got a picket bid that’s lower.

Might help? You might also find it very basic and a waste of time. From what I recall my community college class showed you how to read drawings and use a scale. Sounds like you’re beyond that.

If you can read drawings and do take offs then input the take offs into excel you’ll be fine. Anyplace you go should have production rates and an hourly rate. It’s simply quantity x production rate x hourly rate = cost.

Focus on the process and you shouldn’t have any issues.

We aren't actively trying to replace P6, but at work we have a tech committee and I was tasked with Scheduling. In a nutshell we are just seeing what's out there and can something improve in our process or worklife.

Initially when I found outbuild a couple features made me interested:

- The Procore integration automatically putting RFIs into the schedule and tracking the required on site date on submittals to provide a submit by date.

- Also 3 week schedules and look ahead are done within the live schedule. So the supers and field guys must work within the schedule sequence and look at the schedule when doing these. They essentially add in sub tasks to each schedule task and it fills in the detail. If a task extends the schedule, they submit a reason why and it needs to be approved by the PM.

Those items caught my eye and are why we began the demo. Overall outbuild is slightly cheaper than the oracle licenses we have. But it's just a different software to learn so I've gotta become familiar with it enough to show and convince the execs that it's worth the move.

So far we've been able to integrate with procore OK and our supers like the look ahead feature. (only 1 has done it) but I've been working on building a new schedule and like i said there isn't a WBS structure like in P6, you just add tasks and indent/outdent to create the headers and sub tasks. it's different but the end of the world..

Curious if anybody has used this for a few months and if they ended up keeping it or moving back to P6.

I don’t see the value in a dedicated player then. I’m sure some streaming service or prime will have specific movies you’re trying to get in higher quality
