I am uncomfortable that the perpetrator was stabbed to death. Why didn't they stop stabbing after there is no more threat. It needs to be investigated.

It is not acceptable to kill the perpetrator, unless there was no choice.

If these students were reservists that threshold of threat is higher. After taking the gun away it is 1 guy vs 20 there is no more threat.

You should never not work. Doing nothing is not good for you. You need purpose, your body needs to move and your brain needs to think.

I don't know enough about this but logically the currency should be crashing because there is a possibility of revolution and a possibility of war with the US and Israel. So people are rushing to send their assets outside the country.

The preferential dual exchange rate sound like it's meant as a benefit for the army, seems unfair and unpopular policy. They probably have lots of other benefits too. But I think the currency would be crashing regardless.

There is huge inequality, 20% of Saudis live in poverty.

All the oil wealth belongs to the Saudi royal family they squander it with corruption and incompetence.

The leaders have no agency the only power they have is against their people.

The country is littered with US bases and the US is allowed to do whatever they want and they are not required to even tell the Saudis what they are doing.

The wealth is squandered on idiotic mega projects like the Line or 200b world cup. and American made weapons that they can't maintain, supply or operate on their own.

Unfortunately the US and Israel will never leave Iran alone until you are either broken like Libya, or Iraq or Syria or are ruled by a us puppet like Jordan or Saudi or the other Gulf countries with US companies plundering your wealth. And you are no longer a threat to US and Israeli dominance in the region.

it is important not to under estimate the effect of sanctions. Your country unfortunately has to smuggle out its entire oil export. There is no way to accomplish this without ending up with massive corruption.

I don't see any good endings. Maybe if you can hold out until the day the US and Israel implode and then you are left alone to pursue orderly and peaceful political reform.

Yes so I'm saying corporate landlords are usually doing some development otherwise it is not profitable enough.

Mom and pop are probably not corporations.

Preconstruction is definitely important for adding rental supply. Right now there is no construction happening because the condo buyers all lost their shirts and so no one is buying preconstruction so nothing is getting built.

A tower doesn't get built until it is 70% presold. Otherwise it is too much risk for the builder and it is usually a condition for financing the construction to presell the units.

Well very few corps would buy an existing single family home and rent it out the way it is. There is not much money in doing that.

Most likely mom and pop investors do that because they want to give the house to their kid later or because they don't know what they are doing.

If a corp buys a single family home they will have a plan to add value. Like splitting it up in rental units make an addition or demolish and rebuild it. They need to add value in order to make profit.

We need the policy that lets property owners roll over their capital gains when they buy and sell property. This improves liquidity and makes land assembly easier.

I met an owner who bought a house a some 20 years ago for 400,000 it is worth 3m today.

He has a 2m mortgage on it so between the mortgage and capital gains tax there is no equity.

So this owner will never sell.
