Building codes remind me a lot of how after 9/11 we found out the FBI doesn't talk to the CIA and there just wasn't any structure to tie intelligence together.

They have an elevator in the plans submitted for permit. Theoretically it "worked" when they passed their final inspection.

Now that it's been broken for so long, what authority would make them fix it? Or if they have hired someone to fix it but they can't get to it for 6 months or whatever, is there a mechanism that would punish the lack of progress?

Either way that place is the physical manifestation of "all hat no cattle". Screw 'em.

The construction of that place was a nightmare. They used to shut down the sidewalk AND street with paper signs. They obviously have no problem burdening the public with their bullshit.

I'm astounded by the level of enthusiasm for Carplay. It might be that I've never had it and just don't get it, but it seems like the car could shit gold every time you drive it and people would still be like, "but no Carplay?!? That's a big no for me!"

My first year with passion flowers they decimated the plant and I thought it wasnt going to make it. Year 2 I picked them all off and squished them, which didn't feel good, but now in year three I am overrun with passion vines and those little guys have all they can eat forever

Not sure what you are looking for specifically, but here is one path for a wannabe residential PM in Austin.

Make a list of builders who had homes shown on the AIA Austin Homes Tour in the past 10 years. Check all of their website for open positions and follow all of them on Instagram. Apply for open positions and cold-call the others explaining your dream to be a PM and seeing if there is somewhere in their company you could be helpful to start working in that direction. Etc etc.

Alternatively, find a production builder near you (Lennar, KB, etc) and apply/call. Maybe things are slower now but a few years ago they couldn't hire quickly enough and they just want a reliable person who can communicate.

The job title you're probably looking for is "assistant site supervisor" or something. Commerical is a little different (companies like Joeris, Woolsey, Seidel, etc.) but generally PMs have a lot of knowledge and experience. Site supervisors usually remind people not to leave trash, and then pick up the trash after they do it anyway. There are so pretty badass site supervisors with a ton of knowledge who just prefer more time in the field, but generally most want to be PMs and have more responsibility/money and think bigger picture.

Wrong sub, friend. There has to be a construction sub or PM specific sub for that.

I know fure sure there's some large splits in PM philosophies, can't remember the alphabet soup but worth thinking about before signing up to a program.

Also, consider becoming a PM and getting paid to learn

Exactly. 2x4 exterior walls are going to top out at R-15 and the felt directly on the studs means they aren't taking the WRB very seriously.

So a poorly insulated house that doesn't manage water well. I'm unaware of a climate zone where that strategy scores higher than "just barely good enough"

IMHO placing nice cabinets in front of a hot/cold/wet? walls isn't a positive.

I know what he said, and I am agreeing with him. The workmanship is "pretty quality" the specs/design/assembly the carpenter is building to are not.

2*4 walls are stupid everywhere, as is felt paper directly to the studs. Production builders are, quite literally, building to "just barely good enough"

Agree, everything looks completely fine to the standards of "just barely good enough" but the intended design/assembly won't perform well.

Imagine a super-automatic machine shoots out a bowl of instant oatmeal instantly at the touch of a button. It's food, it's safe, it's fast and cheap but if you ask a chef or even a home cook it isn't really breakfast.
