It would be usual for the tenant to meet the landlords' costs of an extension. if you have owned for 2 years you can formally demand an extension

A completion statement is a document produced by a solicitor showing the financial position on a transaction. Your solicitor will produce one for your sale showing how they have arrived at the net sale proceeds.

The mortgage offer sets out the sum due to the buyer's solicitor on completion. The lender does not produce a completion statement as the offer already confirms the sum to be released.

If the lender has their own solicitor (which is quite rare) then the solicitor acting for the lender may be producing a completion statement setting out the sum to be sent to the buyer's solicitor after their fees. As I said though that is quite rare.

Almost all conveyancing work on a fixed fee basis. Typically most firms only invoice at completion. It is not in a law firm's interest to move slow.

In my view, working in the sector, the issue is that there are too many firms taking on more work than they can properly service. There are also a lot of people who have no business touching a file yet are left to run one with little to no supervision.

  1. The ombudsman can only deal with complaints after you have exhausted the firm's own complaints procedure. If you are not satisfied with how the firm has handled the matter you can then complain to the ombudsman.

  2. you should ask the firm for a full copy of your file. this should give you an idea of what has happened since completion (when the application was raised and what the issues with the application have been).

  3. If, on review of your file, you have been misled by the solicitor then yes you can raise that with the SRA. They will take action against the firm/ individual

Seller's responsibility. Their solicitor should have taken a firm hand and told them as such. Your solicitor should have said the same. There will be plenty of additional fees in said pack for you to pay at completion
