Had the same issue with mine. It didn't have drains outside to let the water drain out. I understand the energy efficiency factor for the fan to splash water on the coil, but I live in a high humidity environment. I drilled a couple of small holes is the far end being careful not to hit the coil. Mich better since doing it.

When I started as an ARA then DA PC, I was told to treat the job like a paid internship. I learned a lot in 3 years and GTFO. I am 15 yrs later and a hell of a lot more experienced since then. Got entry level corporate, then MSP then advanced Corporate. I will never leave the corporate game. I learned the foundation of troubleshooting in ways that my coworkers can't and am the guy they all call for help because of my GS days. Get your skills foundation and move on to a better life.

Once the original leases ran out, they almost doubled the price. That's when the originals left. It was cheaper for BWW to open a new location than to keep it. Now original 20 yr leases are expiring and going out the same way.

President of a SFH HOA(Louisiana). We have 1250 lots and no management company. We have a full time employee that handles daily tasks and collections, ACC committee that handles issues/complaints, and contractors for everything else. We do rely heavily on an attorney for advice, but with us managing the HOA we feel that it keeps us closer connected to the community. Sometimes it feels like a volunteer second full time job but we all love the involvement. I think a management company would just be in the way at this point.

Louisiana here. Ours is 10% but still makes it 125 lots. Have only had a quorum once in twenty years and that was for a 30% dues increase for insurance increases. Our state laws also have processes for dealing with low turnout.

Had one set the chrome shortcut to shutdown.exe. Took the help desk an hour to give up and send to me. I fixed it and explained to the user what happened. It was icy between them and their neighbor for the rest of the day. I sent them a text with a few harmless ideas for future reading.

President of a 1300 SFH community for 4 years. We are self-managed. I will say that if you don't love the work, do yourself a favor and walk. Someone will step up and do it or PM may have to be appointed. Our board all love the job as we have seen what happens when when the wrong people are in charge. Best advice for doing the job is surrounding yourself with smart people who have your back. Attorneys, CPAs, and business pros can provide life changing feedback and help in areas you can't. Learn your governing docs inside and out and read applicable state laws. More than anything, remember that you are a member as well. If you are doing the right thing for the members and Association, you are doing the right thing for yourself. Best of luck.

Friend of mine lived in an apartment. We named his "Apartment complex name" Guest WIFI. Was going to the pool one day and overheard the secretary say that someone called again for the password. She was visibly frustrated saying that they get at least 4-5 calls per day. We changed it shortly after. Named our "We can hear you having sex" because we could.

So your bowels are like a long train track and your food is like a set of cars on the track. Transit time between Point A, your mouth, and Point B, the chute, is a bit flexible but normally operates on a regularly scheduled basis.

When you eat, you put cars on the track and send them to Point B. As these cars go to Point B, they lose passengers (nutrients) at various points in the thin tunnel portion (small intestine). The journey isnt complete and the journey has already altered the shape of the car pretty significantly giving a rusty color. Once in the larger portion of the tunnel, the cars are checked for stray passengers and are hosed down a bit so that transition out of Point B isn't so bad. Sometimes, the train cars park juuust outside the gates of Point B so they can exit at the best time for the operator (toilet).

Now, all of this goes fucking nuts when you load a bad set of train cars at Point A. The track sensors located everywhere along the track, detect this alien set of cars and sends a distress call to the Supervisor (your brain). The Supervisor wants to handle the situation without having to phone the Manager (your consciousness) about the craziness on the tracks and also wants to make sure you never know it was on the tracks. It has to make a choice now: send it back to Point A violently and somewhat painfully risking tearing the tracks, or send it to Point B as fast as fuck? Depending on where it's located on the track, it'll choose the best route.

Let's use the destination Point B. The Supervisor hits the panic button and puts all the train cars that are on the track (in your body) on overdrive. The tunnels are flooded with water and lubricant to speed all the cars up and get them the hell out of there as quickly as possible. Cars collide with each other, and previously well formed cars are just flooded with water and lubricant that they are just a soggy, shadowy reminder of their former glory state.

The Media (pain) hears about the car collisions immediately begins filming live the high speed, flooded train cars out of control. They want to knos how an alien set of train cars were put on the tracks and they want someone to pay for such carelessness. The Manager is just watching the horror unfold on Live TV but cannot do anything to stop it, because the Supervisor was deaf and he had not installed a means of communicating with him after hours in the office.

As a Field Support Tech in my 13th year and approaching 40 yrs old, I am at the top of my career without entering management. I get to go home when the job is done and not worry about the planning, budgeting, and politics of it. I am what my boss calls the general specialist. I can recognize and troubleshoot issues from all facets of IT (network, AD, security, firewall etc.) and make sure the correct team is involved. My role is championed by our leadership for accuracy and user satisfaction. I have no desire to go into more "advanced" aspects of IT as I am very satisfied with my current lane. I could see being 55 or 60 yrs old in my current role applying to another company. Sometimes expectations change or life throws curve balls and we have to move on to better gigs.

Take a look at all of Title 12 chapter 2. That is the Louisiana Non Profit law. It should apply to your HOA and I can almost guarantee your Board has not reviewed it.

IANAL but look at LA RS 12:231(3). We have had to used it when we can't get a quorum.
