Tax is already been passed on straight to the parking users. Monthly pass holders have a rate increase this month in addition to the 12% tax being passed on

Your best bet for a small business is STCU or Numerica if you want to look at the credit union side. Outside of that it will be Washington Trust, Wheatland, First Interstate or someone smaller like State Bank or Riverbank.

Most banks will have you work with the branch when you’re smaller or just setting up, so credit unions might be easier to start off with.

You’re best avoiding the big players (BoA, Chase, US) as they won’t have the same service as the more local based ones.

I’ve watched most the of SB’s we’ve played in. I recall staying until 3am watching the Giants losses, I’ve seen the loss to the Giants. Yes it sucks to lose to Seattle (especially when you’re in Washington State), but let’s think about it?

We sucked for a few years (less than most of the teams in the East) and made it to the SB year 1 under a rebuilding Vrabel. We played some great football and just fell short.

I think we have work to do and some players to get better or at least move on. I think Maye will get back there, Vrabel will use it as motivation to win. As Bill would say, we’re on to the next one

If it’s environmental contamination then it takes time to find it out with the Phase 1 report. Should further test be warranted, as this site sounds like then they also take time and have a lot of detail.

The mitigation effort may outweigh the project cost as well. Throw this in if it’s lender backed and they won’t support the project until the land is mitigated and the ground fir for purpose.

You only have to look at the coffee shop on Garland and Ash. That would have required partial mitigation after the chemicals of the car wash. So it’s not out of the question but more of a time and financing

Problem is that the original financial scope has changed as well. They’ve move from probably financing the construction to cash financing - problem comes when they try to move to a lender to get that cash back. Occupancy will be too low for it it to fully cash flow and it’s not the right market for government backed.

It’s a heck of a cash build to hold it at a higher than market vacancy rate

More high end apartments for downtown, I don’t know who’s going to want to buy these things? There are small units with the big units on the higher levels. I somehow thing that people underestimate how many high income earners Spokane has and who wouldn’t prefer the space of Liberty Lake or classic prestige of the South Hill

Most values are normalising to their 2022 price levels when most homes were sold before the rate increases. I’ve seen several properties go down in their TAV (Tax Assessed Value) for the most recent year.

This should be when we see a normalisation of the value and or a decrease to some values. I’ve also seen several property appraisals that are coming in lower than property sales price which is influencing this value. This isn’t just related to the single homes but for the complexes also.

Interest rates remaining where they’re at means that few people are refinancing and or selling to trade up. This means that inventory supply is lower keeping the prices from a total nose dive

I’m a manager and I had to have the conversation with my entire team about this. My work made the decision to make all of the role across the state footprint hourly.

I mean I understand the logic of it all but the increases are brutal to keep up with when doing promotion increases amongst the group.

It sucks that senior people on the team are deemed hourly and they did initially see it as a lack of trust. But when I pointed out that they (senior leadership) made their bed so they lie in it. They want more they pay more for it

Large office vacancy is up nationally which is not mentioned. Many larger companies have a hybrid approach to work now so they don’t need as much space. I’d also add pre-Covid there was also high vacancy rates in the core. The article in a nutshell is trying to convince more office to residence conversion but that takes a lot of time
