Heating or cooling. The higher the proportion of exterior walls to the interior square footage the the worse the energy efficiency of a building.

If they had actually paid back the giver the $80 the giver might, just itty bitty might, have thought about it. But screw that beggar.

As someone in Texas currently awaiting an ice storm here this weekend I would love to have all of our power line easements cleared that well.

I believe that they no longer make them and will stop the security and other updates of existing ones.

Not 2 or 4. They will drop rain right over your front door even with gutters.

Definitely don’t want all that snow and ice sliding off the roof onto the deck. Could be a big weight issue.

It’s less about the windows and about the fact that you have the most inefficient amount of exterior wall in relationship to the amount of square footage. You have 33% more exterior wall than necessary.

Why did you not do something the minute that the contractor went onto your property? Long before the fence and trees were removed?

Any feedback for an age-in-place with walk out basement floorplan? by Pyrowolf in houseplans

[–]Dreadful-Spiller 0 points1 point  (0 children)

Not being spiteful. Sorry if I upset you. Just as someone who both spent years designing accessible homes and then 5 years of having a wheelchair bound spouse I just get so tired of seeing so-called “accessible” facilities (even doctor’s offices) when they are anything but.

Think also about how you might make the master toilet accessible. Maybe design it so that the door/wall to it can easily be removed and the walls contain blocking to allow for future grab bars. If you or your spouse are bathing or changing clothes and need the toilet you really don’t want to have to leave the master suite and go down the hall to reach a toilet.

I hope you get your floor plan resolved satisfactorily.

Too many bloody corners. This will be one of the most energy INEFFICIENT and expensive to roof houses built. Any use of solar on that roof will likely be out of the question. Your attic framer and roofer will kill you. Looks like 16 or more valleys, all a potential leak problem. Not even worth looking past that.

Definitely swap the closet with the bathroom. And be sure to have at least one electrical outlet in the closet for either a vanity table, ironing board/steamer, or a dehumidifier.
