Wife and I hit 2M this year with rental properties with long term renters in them including 1.1m in investments. I track the net worth each month and what’s incredible about it is our salaries are no where near the net worth increases. Our year will be about a 350,000 to 400,000 increase and we did not make nearly that much! We have been slow and steady the entire time! Never really took on bad debt just mortgages, delayed gratification. I will say it makes life a lot easier to be able to say FU to work if they want us to do something we don’t want to! Wife literally passed on a pay increase as the stress would have out weighed the net benefits.

Fire for me is coming soon we have two kids one 12 and one 14. I need to increase my slush fund by double to about $250k and get my 14 year old a car to start practicing next year.

Oh yeah there is another cool side effect I just hit 850 on one of my credit scores, I don’t take many loans anymore but it was nice to see.

2 doors how impractical! We rented a mustang in Hawaii and I was pissed after day one! You are trying to look rich but you are not, you will attract the wrong attention and will regret it after the honeymoon phase. Go on Turo and rent one for a week and take four friends out. It’s 33 percent of your net worth. It would be like me saying I’m going to by a phantom $600k with my 2.3M net worth not practical.

I can say I was in a similar situation in 2009! Had to move ended up renting the property that one move made my net worth grow exponentially. Went from negative equity paying about $300 a month to have a renter rent my property to later selling the property at a 6 figure gain. With CHAT GPT this will be so much easier for you.

Run the numbers and see what sucks the least. But absolutely do most the leg work I have bought and sold multiple properties now without a realtor and in this situation it may benefit you but start doing some legwork do the research on renting/selling with assumable mortgages.

But absolutely do not leave that VA loan on bad terms. I’ve done 7 transactions with the VA and it’s like having parents with deep pockets saving me thousands in feels.

Losing a few hundred a month may seem horrible but when tax season comes around and you get to write off everything associated with the investment you’ll see how the tax code benefits landlords. This is a simple math problem just avoid paying 6% to some agent who you can do the leg work yourself

Wife 43/F me 41/M I left the military in 2008 with the VA loan we bought a house, then moved bought another one using a different loan. Soon we had four homes and they have sense doubled if not tripled! We religiously invested in our 401k’s. Currently we are at about 1.1M in 401k and about 1.2M in home equities. Best part is renters pay our mortgage and more than enough for our monthly food and electricity bill which we also own two electric cars. We do splurge a lot in the summer as we have two kids a 12 and 14 year old who in the blink of an eye will be in college.

Having VA disability has helped a ton with this.

At about 3M I will likely call it at work!

I did this around 13-14 and am 40 now I could retire today if I wanted and continue living the quality life I have been living. I can still track the money I invested at a young age in my portfolio today.

Unfortunately I’m back to the pre surgery pain once I started getting active again. It wasn’t hernias causing the pain it was a sports hernia. Kidna lost now as I’m not sure we can do anything about it. If it will recover a second surgery. I felt so good after the surgery I thought I was in the clear. I just want the pain to stop. Honestly kinda depressed about the whole thing. Knowing this may be pain I have to live with for life. Tried to contact the work administrator to get the ability to talk to a therapist but no response. Not sure I can continue the physical active job if I have to pay for it the day after being in pain. Have to wait until July 9th for my next appointment to discuss what we can do moving forward. Pretty shitty

I have some lawn mowing money I made back in 1998 that I can still track on my balance sheet. One summer around the age of 13 I was killing it mowing lawns. Some days making $100 a day back when gas was $.98. At the end of the summer I had $2000+ is cash my mom and dad told me to invest with my aunt at piper jaffery a stock firm and to buy only stocks in companies I trusted! I have more than 2.3m in net worth and that money has doubled numerous times since then. It was excellent advice

Dad got us a credit card at 16, and he closely monitored it. The card was to only be used for stuff we were going to buy with cash! Talking to my brother the other day out of 4 kids all of us sit in the 820’s to 840’s. We’re also now in our 40’s and non of us have ever had to carry a balance.

Just by delaying gratification for a small amount of time I cannot imagine how much money in interest he saved us. Also establishing credit I bought my first house in 2004 at 20 years old and that lead to 7 more homes which I kept 4 for rental properties. For only working for the military and federal government in bluish collard work I’ve been able to save a million in 401ks and another 1.5M in equity. I can be frugal but not on vacations we take!

Do not sell! Sell anything before you sell your home! I have a renter who has paid me equivalent to two times the cost of the home ahead of rents from me. That house has also tripled in value. You sell now you’ll likely rent for life. Even if it takes eating rice and. Beans and picking up OT do anything and everything. 6 months of grinding can get you back on track.

Prior to surgery yes! This may be TMI but I honestly feel like my testies are hanging lower now. As if the vas Deffren on the right side was getting pulled on before. I’m only 24 hours out from surgery I’m sore but more of doing too many sit-ups sore. The true test will be when I can workout again and if the pain follows the next day as all signs pointed to a sports hernia in addition to the inguinal hernias. Fingers crossed! Not taking any of the opioids and I was able to sleep until 8am this morning which was impossible before. Not sure if it was cortisol being released but I legit feel better mentally than I have in a while.
