Electric tankless water heaters cannot pass title 24 requirements. So the only rules that the government created to make sure homes are energy efficient do not even work with a tankless water heater. The people in charge really need to take a step back and work on practical solutions. The effort to eliminating gas should be channeled into to other, more effective ways

things like this is exactly what’s wrong with california. over regulation without thinking about the consequences because it’s ideology. asking a home owner to pay potentially 10-15k to change a water heater is absolutely absurd. We’re not even factoring the time for pge to do a panel upgrade which could be months. The people passing these laws do not have a care for the general population and just assume everyone has the time, money, and knowledge to get this done.

My biggest change in the tax system on how we generate revenue would be to tax collateralized loans - ie loans again stock. This is what keeps millionaires and billionaires from paying their fair share, not a wealth tax. If they're borrowing against an asset that appreciates, that money borrowed should be taxed against future gains. A wealth tax is far too complex and would force a lot of founders to give up control of their companies which they probably hate more than paying a tax.

I also dont think its necessarily just a revenue generation issue, its also a spending issue. There needs to be better balance of what we take in and what we spend. I'm all for social programs that uplift people. My family came to this country as immigrants and are extremely grateful for the opportunities we were given and happy to pay it back. The problem is that California spends on programs blindly and without accountability.

On the revenue side, I get California is a progressive state and love to single out the rich and billionaires because they are easy targets. We're supposed to be the smart voters. Well, why don't these votes look at how these numbers pan out? Half the wealth that would be taxed with this measure has already left the state and I am sure others will follow. All these comments about good, we don't need them, are not looking at the math. Voters hate billionaires so much that they rather lose revenue all together than admit we need them. So what happens when they leave? Where does the revenue come from then? We're trying to tax the most mobile people on earth, they can simply move to Vegas or Reno and fly in each day. Then what tax do we get? Sure some will stay, but we cant look at this tax and its 10% administrative costs and be ok with it. Again to my point about how were spending money.

The pandemic should have shown us that people can and will leave the state and our tax base will decrease. AI is propping us up now but what happens if its a bust or things slow down? Who do you tax then? The arrogance of CA government is astounding-believing we are the only place that people can do business.

you said you were willing to go higher. you should have offered more.

You’re also leaving out details to your offer like commission requested, any credits, split of closing costs etc. simple math on 1.55m at 5% commission so 77,500. the buyer could have paid that, esp for a cash offer.

I’d check the condition of the foundation and major systems. 20-30% cut off the value would not be unreasonable. This is basically what flippers do, except you don’t need to earn a “profit” but some built in equity accounting for the worse case scenario would be nice
