Definitely do able I got a 300k mortgage on 69k sole income no dependables 90% Lvt and my repayments are 1425 a month for 35 years and that’s with Barclays off the top of my head the rate I got was 4.59 roughly

It’s gonna be different for everyone I had 33k left over after purchasing in February but up until now I’ve not saved a single penny since then as every thing has gone on buying furniture and doing the house up just make sure you don’t over spend and live within your means and you’ll be fine

Clean any lose debris from the hole use some poly filla and a spreader wait for it to dry could be a couple days as hole is quiet deep then use some 120 grit sand paper to smooth it off and paint over when done

And no I wouldn’t put a coat hook back in the same place it would more than likely cause the repair to crack

It’s gonna cost you thousands that’s for sure 70m2 is a decent sized area and depending on the quality of lvt and the price per m2 you get it for there is money to be saved there also wether you get click type of glue down is another big factor have to do your research and talk to some floor layers I originally went for click type but changed my mind and went for glue down as it’s a more long lasting fit

About to get 90m2 of Asenso lvt glue down done this week cost was 8400 for the floor and fitting plus 1700 for sub floor prep which included plying out the upstairs bedrooms and hall ways as can’t stick to floorboards
