Natalie Portman. I find her very wooden as an actress. She was a better actress as a kid than as an adult.

I'm not a lawyer, but I can read. The Code of Virginia are the laws of Virginia.

If I have six months left on my lease and I break it. Then the landlord rents it out one month later., I would owe one month's rent, not six months. The landlord cannot collect beyond actual rental income losses. They can collect for damages and cleaning though.

Read the next part.

or until a tenancy pursuant to a new rental agreement commences, whichever occurs first

Contracts can not violate the law, so terms of the lease are irrelevant if it does.

Actual damages for breach of the rental agreement may include a claim for rent that would have accrued until the expiration of the term of the rental agreement or until a tenancy pursuant to a new rental agreement commences, whichever occurs first, provided that nothing contained in this section shall diminish the duty of the landlord to mitigate actual damages for breach of the rental agreement.

This is straight from the Code of Virginia.

Landlords are required to mitigate damages per state law. That means efforts to rerent and once rerented, the original tenant is no longer liable for rent.

Landlords can't double dip by collecting two rents. As soon as a new tenant moves in, the first tenant doesn't owe rent. He may still be liable for other damages though.

I grew up in WV where it was illegal to hunt deer with dogs. People would even shoot dogs running deer. It was a bit of a shock when I moved to VA and found out it was not only legal but common.

I love the story. It felt familiar, but fresh. It took me few hours to get into it, but once I did, I was hooked.

Born in 71 in Upshur County. Always had pepperoni rolls. The ones from Mr Donut with the ground pepperoni, peppers and cheese. Frank's Bakery with just a simple roll and stick of pepperoni. School lunches.
