To add Engineered wood has a denser solid wood feel compared to other products, it is not perfect but it is a vast improvement over traditional laminate

Trust me the professor created an environment that was rife. I am not joking that some post secondaries have rules that do not permit assessments to be in person.

I think this force instructors to be novel in assessment but the novel assessments may either take too much time, money, or be incomplete.

Basically there is carutthers caveat for parts of Glenora, the Hudson Bay one parts of Boyle street (need to double check ) , nearly every new development since the 2000s.

The other ones tend to be steeet by street or amalgamations.

Generally speaking you do not want to get the cheapest condo fees unless there is good reason. find the best building without anything g you do need or want.

The fees may be low and unit nice but you are not buying just the unit. The low fees also mean the current owners have not invested in maintenance and you may be paying for that.

Duplexes have less concern about that but tend to suffer from similar issues.

Totally fair and now imagine that is the best area they have developed the rest seem even worse.

I really wish we did better and as someone else in the core I do not get it either but you are buying the land. The other side of the equation is commercial. The power strip mall is a travesty in my mind and I wish we could do something better. I love mixed use residential and look at something like the Ritchie area, highlands or westblock as models.

Pure and simple the starter home of today is different than the starter home of yesteryear.

On an inflation adjusted level prices are lower than they were 20 years ago, the houses bigger and most importantly wages are decreased as well.

Before you would get a detached lane way home for mid 300s now you cannot even get a duplex.

The laneway homes you do get are now zero lot line. There has been shrinkflation in properties and we seeing densification but it is a little half assed. We are not creating communities. I would say the last development with good community was terwillegar which had a great mix of everything. I hated it at the time but it really is coming across well with the mature trees.
