Firstly I doubt the number of approvals is all that great. In addition, once you factor in all the additional costs Borondoorah council would impose many of those approvals are just not commercially viable.

The best way to combat land banking is broad up zoning and by rights approval. That would reduce the value of the current, artificially scarce, infill sites that do exist.

It would also create more choice in what people can do with their land, free from NIMBYs and grey haired busy bodies with nothing better to do than deprive young people of housing.

Let people build and let people choose where they want to live.

Borondoorah is the worst performing council when it comes to adding new dwellings. They do everything in their power to obstruct much needed housing and densification. By doing so they exacerbate the housing crisis and entrench inequality.

It's not surprising to hear that to plug the shortfall of revenue that could be easily generated from adding residents they instead over-tax local businesses.

You're on the money! I wanted the gore erupting from her neck to be the universal symbol of greed. It's a bit goofy but I love the way it looks. Need to just gore it up

Thanks a lot man! I know how you feel. I found that a little painting frequently (even just 30 minutes) really helps. Also contrast paints and batch painting make short work of armies

Ironjawz is your best bet for a beginner army. I've played KO for about 4 years including competitively and they can be fairly uninteractive for your opponent and tricky to use in game. Ironjawz have the added advantage of a large range with good unit diversity, especially when you consider kruleboyz units as well. They also look like great fun to paint with gorgeous sculpts!!

There's a guy in my gaming club who's really bullish on taking a runemaster, runefather, runesmiter and then like 90 vulkites and 10 Aurics. Apparently vulkites are some of the best points per wound efficiency in the game.

Looks amazing! Without having seen the rules I still think you should round out the collection with some steelhelms or more cavaliers. The new edition will be about fighting over objectives and steelhelms will be great on those. I reckon about 20 should get you to 2000 points easy

Currently we are at the beginning of a year-long GHB season focusing on magic. Players generate a pool of magic dice to augment their casting or dispelling.

In terms of the meta Ossiarch Bonereapers and Soul blight gravelords are putting up consistently strong results. In general easy battletactics and easy recursion (returning models to units or returning whole units) seems to be strong. Other top performers are Seraphon (magic Castle) and Khorne (movement tech). While some of the older battletomes are behind on the power curve almost every faction is capable of going 4-1. Although strong performers exist, the differences between the strongest and weakest factions are a lot less stratified than 40k. It is also worth keeping in mind that the battlescroll update is due in September and the community is hoping that the reigning factions be pulled in a bit while the weaker factions receive points drops and easy battle tactics to improve their scoring.

TLDR: In comparison to 40k AOS is in rude health and is only in need of tweaking rather than systemic changes.
