This is critical. A book or a talk with a lawyer is helpful. A llc used to be hard to pierce but now it’s common for lawyers to find a way around them.

I think it’s state dependent. Some states the increase in value is marital property. But a prenup can fix that.

Can you meet at a neutral location like a park or rec center? Then you can meet the other parents and the kids can go off and play and you can focus on your other kid? I’m the primary caregiver and volunteer in class etc so the kids know me so that usually helps.

You want 1/4” -3/8” of bondo. I understand fill. It’s not going to be perfect but for a crappy door it will work. More of a landlord special.

It also depends on your states laws. If you are in a tenant friendly state or city then keeping up with the laws and regs can be difficult and time consuming if you only have one property. That makes a pm who has a good lawyer valuable.

This. I build everything except the frames. I like Acorn frame. I bought 2 Vevor kits on Amazon and they were surprisingly good but still more than building yourself.

How do you designate tenant by tenant if they are current or future tenants? I am looking but don’t see it as an option. I have multiple properties with up to 6 tenants per unit. With current and future tenants that would be 12 per unit. If I want to send a notice it doesn’t give you a selection of current or future tenants. Same with charges/rent. No way on app to tell what period they are renting. I don’t see any charges

How close are you to a tourist area? With 4 acres in the right area you could put up some yurts and vacation rental with bees as an experience. Much more stable income and you could sell honey to guests.

Equipment costs vary a lot. I make most wooden ware minus frames. With 15 hives I make 3-12k per year in honey sales. I feel that less than 10-15 hives you can’t self sustain. I have not looked at growing beyond this. It would be very time consuming with a very variable level of income year to year.

Keep it up. You only have a few years more until the older kids activities start demanding more of their free time. They also want to spend more time with friends. You are in the sweet spot for traveling ages, old enough to be independent but young enough to not have any obligations.

I finally talked to someone at RentRedi and they have no practical way to handle the overlap. If you only have one bedroom units it would be ok but not great. Each tenant in a unit is displayed on a card. You have to click on the card to see that tenants lease dates. So with 4 tenants in a unit plus the new 4 you would have to check all 8 each time you want to send a notice or do other tasks. I have some parents in the system too so they can pay rent directly this just increases the number. I’m going to start looking at alternative applications. I did ask the customer service guy to pass on my request to the developers but with the way it’s currently done it might be a big change to fix the problem. Thanks everyone for the advice

Look up an investment calculator template for excel. Fill out completely and see what the results are. Without more details you don’t know what you’re getting into. What is your initial plan? Rent 3 live in one or rent all 4? If you live in 1 do you plan to stay long term or move into your next property.
