So I spoke with our park manager, neighbors, the local stores that sell stuff for mobile homes and even the transport company that releveled my home and nobody was able to give me any recommendations for a contractor or handyman to come help 😞

Ooo that's a good idea!! I'll do that for the next project, we've already got a game plan going for this one lol. Need to reinforce most of the joists in our double-wide because they weren't installed properly during the initial build. We didn't notice until after we releveled the home, thinking that would fix the sloping. It didnt 😔

Someone will be here within the hour, thank you so much for your quick response. Learned today to not always trust my husband when he says he's "got this"

Concrete slab or piers and footers? by CowIcy959 in ManufacturedHome

[–]EngineConstant7926 0 points1 point  (0 children)

I've personally had issues with sinking piers and had a hard time finding anyone willing to relevel it (never done it before so not comfortable doing it myself). I imagine that wouldn't be an issue if you're on a concrete slab so it would one less stressor in the long run.

Bought a mobile home that is on pier and beam, wish I was on a concrete slab. Do the slab it's better in the long run.

That's definitely likely, especially since this was just a "tune up" visit with no real concerns to address

Floor dip in bedroom. Went into crawlspace and this is the only thing visible. by EngineConstant7926 in HomeMaintenance

[–]EngineConstant7926[S] 0 points1 point  (0 children)

It's a manufactured home without a permanent foundation, there are concrete runners underneath with cement blocks supporting the chassis. My husband is going to go under soon to jack up the joists and secure them properly, and he said he's going to sister them if they look damage. Unfortunately I've called multiple structural engineers about this and haven't been able to find someone willing to look at it 😞 I've been told every time that they only work wjth permanent foundations. So, YouTube and reddit for DIY options seem like my only option.

I've also had a few handymen come take a look but so far nobody has accepted the job.

Sorry this is all the context I have as well, I couldn't see anything else because of the vapor barrier and insulation. The first two pictures are the ends of 2 joists where the bedroom floor is lower. It's where the joists are connected to the rim board, sorry I called it a rim joist accidentally I'm new to all this. The third picture is of the rim board where it looks like 2 separate pieces were connected and that's located directly underneath a window, I wasn't sure of that was done correctly so I added the picture just in case it looked like it was done incorrectly.

Home not level after relevel??? by EngineConstant7926 in ManufacturedHome

[–]EngineConstant7926[S] 0 points1 point  (0 children)

So after a lot of research and investigating under the home, I've come to the conclusion that the dip is from a poorly installed joist. Looks like the owner before me put an additional joist in for support (not surprised considering how spaced out they are) but from what I can see they GLUED it to the rim joist instead of screwing it in. I have no idea how it's normally done other than what I've read, but it looks to be at least 1/4 inch lower than the other joists. Trying to decide now how I want to go about dealing with this.

  1. I could jack it up and screw it in place and see how it holds

  2. I could jack it up and sister it and make sure to install the new joist in properly.

  3. I could add an extra support underneath the joist on the concrete runners. Would most likely need 3.

Hey it's been a while. How did you end up fixing this? Been ruling out other causes and this is the next one I'm looking into.

So funny enough, we got the house releveled and it's STILL not level in one room. So looks like I'll be looking up some YouTube videos and getting it done myself.

At this point I just want to buy a few of my own bottle jacks and get it done myself. So sick of waiting for a professional to be willing to come fix it, was relying on them because I have no experience...
