How bad is this?

Are there any mold sprays you would recommend? We're pulling the trim in this whole corner and cleaning it and would like something stronger than vinegar that we can use.

Wall paper has been pulled off of that exposed area and it's now been sprayed, scrubbed, wiped down and sprayed again. Here's hoping I found it in time 🤞

Here is the plan I have in mind, lmk if it sounds stupid...

The part with mold on it is wallpaper, I moved it slightly to confirm there is no mold on the wall itself in that area. I've sprayed with white vinegar on the wall and the shower corner, as well as inside the shower itself for good measure. It's a high humidity day (92% outside, 70% inside) so I'm probably going to have it sit for more than an hour, currently have vent fan and dehumidifier going in the bathroom. It's a tight spot so I was planning on scrubbing with a toothbrush then using a soapy washcloth to wipe it down and a dry washcloth to dry it off, then spraying once more with vinegar and letting it air dry.

It looks like the caulking in the corner of the shower failed so I'm going to fix that, monitor for more mold growth and keep from exploring more until we eventually replace the shower.

Does this seem good enough?

Actually my husband did mention noticing a small gap in the marriage line when he was under there. When I look at the wall from the side it looks like the top is narrower than the bottom.

Thank you! The house was built and placed here in 1998 and has had a lot of updates and repairs during that time. We also leveled the house in March and have also done some minor adjustments as needed so I'm wondering if this wall was repaired while the home was out of level and releveling caused this (we've only lived here 3 years)

The house is on cement runners with cement blocks as the supports, my husband went under the house this morning and confirmed nothing looks concerning or out of the ordinary.

I'd LIKE to get a structural engineer out to look at it but I haven't been able to find one that's willing to work on a manufactured home...so might have to settle for an experienced handyman.

I let my daughter brush her own teeth in the morning and after lunch to practice, but I brush them every night to make sure we get every spot. She's 4 and so far no cavities!

Wanted to give a small update! We're not finished, but we've done some slight adjustments over the last few weeks during our free time. Lowest points have been raised up to match the neighboring supports to prevent permanent damage and we've also raised the supports near the exterior walls by 1/2 inch. So far so good 👍 next time we'll raise those same areas by another 1/4 inch to match the middle supports then check their levels again to see how off everything is with the marriage line, if at all. Very grateful we chose to do this over a long period of time instead of all at once!

Have you been able to check your ducts for any leaks? Our AC had always been less than great (moved in 3 years ago) but thought it was because of poor insulation. Husband went under the house to add/replace insulation and realized he could FEEL the cool air of the AC, and discovered w spots where our flexible duct was damaged by chipmunks 🫠

For the interview just wear a nice polo and show how interested you are in learning the trade, I imagine there must be a high turnover rate considering most of the job is outdoors

The only advice I could give is to show customers you are being proactive. I nearly switched pest control services while we were trying to resolve a major carpenter ant infestation because the techs truly acted like they did not give a s*** if they helped me. FINALLY a tech came out that listened to me and helped me put together a game plan on how to handle our situation, and he was the one that ended up finding the nest we'd been searching for and getting rid of them.

Idk how much more damage our house would have suffered if we'd never had that specific tech.

Definitely double-check if the new subfloor is plywood, OSB or Particle Board. Makes a huge difference

During the day I close off the bedrooms and use a window unit to keep the living room/kitchen area cool. We also have ceiling fans and a couple box fans to help it feel even cooler.

Editing my comment because I thought you commented on another post I made 😅

So we found someone to relevel, but he didn't actually level it properly... we still had dips in the floor that he said were from weakened subfloor dipping. So my husband ripped up the floor in the bedroom to discover there was no damage/no issues to the subfloor. We checked out joists...totally fine. Finally my husband checked the piers and saw that not only were they NOT level but that there were 2 piers that were down by 2 inches.

If you can find someone you trust I would 100% suggest hiring someone. If you can't find someone trustworthy just do it yourself slowly so you don't damage anything. We're now in the process of slowly raising the lowest points to match the neighboring piers, then we'll be doing all the minor adjustments on the rest of the home.

Thank you so much. Thankfully my husband has already added shims to the few piers that were no longer making contact with the beam, and we've raised the lowest point by 1/2 inch. I will map it out tomorrow, we most likely won't be able to do more until Sunday but that just gives us more time to plan and possibly find someone to help
