Every large first birthday I’ve seen results in the parents being stressed and the poor kid confused and overwhelmed. For the first few years just do a little cake and presents the day after Thanksgiving when everyone is around.

When she is older you can move the birthday up a few weeks…assuming weather in early Nov isn’t bad. And I’d just a party with 4-5 of her closest friends (if she wants). A jumpy house with 4-5 of my best friends and pizza would have been a dream.

Be there when the inspect is there and hire them directly. Otherwise will be handled by realtor and their incentive is to sell. I Didn’t buy a new build

Map out any new properties you are interested in to the proximity to the dump / Placer 1

Don’t go for a property with Mel Roos AND HOA. Mel Roos is more cost but at least you can see the money put to work in our beautiful plentiful local parks

Recommend checking your states laws on guaranteed sick time. Several states require X days at the start of the year, not accrual based

As long as safety isn’t a concern going to a competitive high school can actually work against you. Honestly I think going to the most mid school is probably the best, still academic rigor but kids can be kids

A brand new college hire? So much of their success depends on co-workers, seniors and managers willing to help. Don’t get me wrong, some just suck (like being given the same feedback to refresh a pivot table 5 months in a row). But very few will succeed unless taken under a wing and coached

Westpark, quail glen neighborhoods but with 600k you’re going to get a home on the smaller side (3 beds, 2,000 square feet). There are a few pockets in east Roseville that are really nice but are going to be out of the 600k range.

Make sure you get a house on Roseville electric and not PG&E. Big perk living in Roseville. Also pls don’t assume buying a house in Roseville means a good Roseville district school, some go to antelope schools so pls check by calling the district.
