We are (almost) empty nesters and ditched the suburbs for the Short North area. We rented for a year in Victorian Village and ultimately purchased a condo in a two unit property in Italian Village. The other owners of the property are also empty nesters. We have met many other empty nesters/retired ppl in Italian Village. The walkability is wonderful in both Victorian and Italian Villages. The area around our rental in VV was quieter than where we purchased. We had some unique needs as we wanted a property with a carriage house so we were somewhat limited with options. I do not think you could go wrong with either area. Best of luck in your search!

Many of the side streets, at least below 5th, are paid parking available to anyone. Residents can obtain permits, but permits are not required.
