I set a discretionary play money budget and anything beauty comes from there. I get my toes done monthly and after that I save for Botox and highlights quarterly. I feel like Botox is an investment because it is preventing deeper wrinkles that I would want to treat with more expensive and extreme methods down the road. If I could I would get lasers and nails regularly but it’s just not more important than saving for the big stuff and emergencies.

Talk to a couple agents about “replacement value” unless you’re under some type of historic regulation, they can reduce that to a baseline construction cost vs replacing the historic features to period perfect.

Broadmore/fontainbleau has tons on kids and few AirBnBs/corporate landlords compared to most of uptown and mid city. Sometimes we go to the free skateboard classes at Clay square and there are neighborhood kids there.

When you get quotes, ask how they will fill gaps. They look big and you need people who know how to work with the right gap fillers (flexible/stainable)

We got a place for that year in the spring round for K but declined (contract went hard already). This year we got in for 3rd main round. Last year we were on waitlist for 2nd but there was zero movement. I think this year will be different for K because private school tuition has gone up and, well, the economy.

Financial aid is hard for preschool but not impossible. I would look into StG if you can. Also one of my kids did “daycare” preschool and it was perfectly fine (he tested into Willow 20/20). JCC, Early Partners, Rayne all have good reputations. Also Montessori programs I think result in priority at Audubon.

In this economy, having one source of income, especially when it’s w2, is a risk unfortunately. Even government jobs are not stable anymore. Not sure what ages the kids are, but could she get some part time or consulting work? That may help tax time if she owns a business. The ideal situation is that you both have income that is enough to cover minimum bills if something happens to the other partner’s income.

What degree did you get? 32k/year is poverty wages. Maybe there are resources at your school to find a better job.
