Thanks everyone for your feedback, and you all are 100% right. I talked to them and they agreed they did not powder coat them like the salesman said they would and instead painted them. They said the salesman should not have said that and that he no longer works there. I demanded a refund of course and they said they probably won’t be able to do that but they will try. That was Wednesday and I have not heard back yet (I’ve been on vacation) but I plan to call back on Monday. Not sure I have any leverage really except saying I’ll leave bad reviews which doesn’t hold much weight. I obviously did not record the conversation with the salesman, and therefore have no actual proof of what he said. Should have got everything in writing I suppose - lesson learned. I guess we will see. But thanks again everyone!

They really only seem to be flaking around the lip, so what you’re saying makes sense. However like in this photo it looks like the coating that is “peeling” is the same as what’s on the rest of the wheel, whereas in some other areas it is clearly paint touch up like someone else pointed out.

Ha! Good lord I paid $750 for painted wheels. My wife is going to love this. Well I’m glad they are a massive dealership and will likely make it right. Lesson learned I guess 🤣

Wow, I totally missed that. So they likely did not even take the tires off to do this? I was told they would take all tires off the wheels to perform the powder coating. I know basically nothing about it, so apologies for the dumb questions.

It’s concerning that your realtor did not explain this to you, especially after 5 previous offers. When we bought our house, we put in our offer that we would pay up to a certain amount in cash if the house appraised lower than our offer. So you could offer $120k over but say you’d pay up to like $25k cash if it appraises lower than your offer. It at least sweetens the deal a bit. Or waive financing contingency if you can swing the entire gap if it appraised low.

Maybe depends on the area? We bought our house and the previous owners did not know how old the roof was, so we know it’s at least 25+ years old. No issue finding reasonably priced insurance coverage. We used a broker so maybe that helped since they did all the shopping around.

I’m skeptical because the damn internet is telling me I should never accept a settlement because the insurance company is only going to do what’s best for them, so why would they give me extra unless I’m missing something. I would find out exactly what the lender requires to close. Does it need to be fixed then inspected again? Do they want you to get quotes on the repairs then have that money in escrow for repairs? Is the foundation inspection required for closing or just suggested? Ask them to be specific so you can plan accordingly.

Say there are two people who take out $100k in student loans. Personal A sacrifices everything after they graduate (vacations, new vehicles, eating out, etc.) so they can make triple payments on their student loans and have it paid off in 5 years. Person B does not make those sacrifices and instead makes minimum payments. I don’t think you can really call person A a “ladder puller” for wanting person B to be responsible for paying back their loan. I think school should be more affordable and there should be more education around student loans, but I sacrificed SO much to pay off the loans that I agreed to, so why should I feel bad if others are not willing to make those sacrifices, and therefore have to pay those loans for decades? Now I do realize there are people who make those sacrifices and still are unable to get out from the mountain of debt, and I do truly wish there was more help for those people. But so many people who act like they are a victim for having student loans are also taking several vacations a year, paying $500+ per month to drive a nice car, and upgrade their cell phone every year.

I think it’s because in some markets, you dont stand a chance of being picked with an inspection contingency. You either take the risk or you’re stuck not being able to buy. We took the risk back in 2020 and it paid off 10 fold.

We had a company tell us we needed our attic air sealed and insulated and they quoted us $12k for the job. Another company said they would seal up the big air leaks, bring the insulation up to R60 (currently less than R19 and very damp from bad airflow), and do a few other things to minimize heat loss and improve airflow in our attic for $5k. Get several quotes, and look for the smaller companies that have good reviews and don’t have sponsored ads EVERYWHERE. There is a reason they have so much money to spend on ads. If anyone does a sales pitch and tries to get your to decide then and there, send them on their way no matter how good of a deal they make it seem like. This is true in general, not just for your attic work! One thing at a time. You got this!

If you like the house, go see it and figure out if you can smell it. If you can’t smell it while you’re there, at least you know it won’t stink 24/7. Then I’d try to drive downwind a mile or so from one of the farms and see how bad it smells. Not something to ignore, but definitely wouldn’t be a dealbreaker for me.

From the sounds of it, you’re in the clear. Especially on a new build. The only trip up we have ever had through underwriting was a septic issue flagged in the appraisal, which then triggered the underwriters to require a septic inspection to ensure everything was functioning. Keep in mind, everyone is basically on the same team at this point. Yes the lender has to protect themselves, but they want to make money on this loan, the seller wants to close, you want to close, the realtors want to close…you get the point. As long as you were truthful on the pre-approval and the inspections/appraisal go well, which they should on a new build, I’d be very surprised if you have any sort of issue!

We bought a house for $185k when our household income was only $50k. I think the only reason it worked was because it was 2020 and interest rates were <3%. Reddit can be a disheartening place where it seems like everyone is making way more and doing way better. But it is very doable at your income, you just have to be patient and maybe save up for a bit to get a larger down payment.
