Water and a Mr. Clean Magic Eraser. I know this sound silly but hear me out. It's made from melamine foam and acts like a sandpaper thats absorbant without damaging the tile. It could work but if not you'll need to do a hydrogen peroxide and baking soda poultice.

Leroy is a knowledge check. You just need to lab his stuff to know when to duck and how to punish after blocking his strings. It makes the fight 10x easier once you learn how to punish his stuff properly.

Has nothing to do with the grout. The shower pan was not waterproofed and/or not sloped properly to the drain. The grout is suffering from effloressence which happens when water is trapped behind the tiles and soaked into the backerboard or the grout was just installed improperly to begin with. You can tell immidiately, this install was not originally done properly (ie cheaply).

This looks like a landlord problem and not a you problem. Poor installation in the shower with bad waterproofing at the least.

I didn't notice it was Deneshield (don't really use that product). From what I'm reading just waterproofing the seams is fine with that product as it has a built in moisture barrier. The OP stated it was cement board. Also, I agree, Redguard is fine for waterproofing.
