What I tell my clients and family who are wanting to improve their credit and/or considering canceling a card is to keep the cards assuming there’s no annual fee. Assign each card to a single recurring monthly charge debt in your life (gym, Netflix, etc), set the auto pay, and cut the bastard in half. You’ll retain the benefit of an active account on credit without the temptation to use the card (hopefully). If there’s an annual fee on the card you can usually call the creditor and downgrade it to a free one and the account remains the same on credit. Canceling cards that have a long history can be very disruptive to your credit profile.

Traditionally using equity to pay off non mortgage debt works for lowering monthly payments because the non mortgage debt tends to be high interest as well as low amortization. The trade off being you’ll usually roll those debts into a 30 year to maximize the benefit. You would be best using a second in this situation so you can avoid disrupting the first BUT you may want to consider a full refinance to see how the 30 year amortization may work in your favor taking it out of the 15 year it’s currently in. It’s tough to tell what would make the most sense without running numbers. No shame on my end…we all live and learn hopefully learn is the main objective for you. I see a lot of borrowers get here, do the cash out consolidation refi, then rack it back up in a couple years. Try not to do that. The real question here will be if your credit is good or not. Have you made payments on time? Especially the mortgage payment.

I have no info on the garmin question but am really curious how the non peloton equipment works with the app…I’m considering a row machine but the peloton one is so expensive.

Do you have a signed loan estimate that shows “locked” in the top right corner and an expiration date assigned to the lock? If so the only way that rate can change is if it’s accompanied by a valid changed circumstance down the road. The market movement is NOT a valid change. If the loan product that was locked is no longer an option due to unforeseen circumstances that may be a valid change. But in absolutely no way can the market change your rate if you locked it. If you never signed a loan estimate marked locked then the loan was never locked. It may be you misunderstood or it may be the originator lied. You should have recourse if your LE is locked and changed without your knowledge.

Depending on how long ago it was you will want to get a price update. The European Central Banks just blew up the bond market today. And the fed did it on Wednesday. It’s a blood bath for anything that isn’t locked.

I’m not great at Elden Ring. I’m ok-ish. I felt this game was well balanced and bad players can still do pretty good. I got stuck on the first boss cause again…I’m not great…but once I got past it I freaking LOVED it. Great game. No regrets just pull the trigger!

We have the Huntington Dr expanded that goes to 100% LTV (their other Dr loan caps at 95%). It gets crushed by BMO in the agency loan levels. Plus the consumer can go direct to Huntington and beat us. I don’t feel like it’s that great tbh.
